How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

Goodman Masson is proud to be partnering with a housing association to recruit a Legal Disrepair Building Surveyor
This is an excellent opportunity for an experienced Building Surveyor to play a key role in managing and resolving legal disrepair cases, providing technical expertise and ensuring the organisation meets its legal and regulatory responsibilities.

As a Building Surveyor, you will be responsible for investigating complex property condition issues, providing technical advice and overseeing remedial works to ensure homes are safe, compliant and maintained to the required standards. The role will involve working closely with legal teams, housing colleagues, contractors and residents to achieve timely and effective resolutions. You will undertake detailed property inspections, identify defects and determine appropriate remedial works, providing clear technical recommendations and specifications. You will also oversee the delivery of works, ensuring they are completed to a high standard and within agreed timescales.

The Role

Undertaking detailed inspections and surveys of properties subject to legal disrepair claims.
Identifying defects, determining their causes and recommending appropriate remedial action.
Preparing detailed reports, schedules of work, specifications and cost estimates.
Providing technical advice and evidence to support the effective management and resolution of disrepair cases.
Working closely with internal legal teams, housing colleagues and external solicitors to progress cases.
Managing and monitoring contractors to ensure remedial works are completed within agreed timescales and to the required standard.
Undertaking post-inspections to verify that works have been completed satisfactorily.
Ensuring all works comply with relevant legislation, health and safety requirements, housing standards and organisational policies.
Supporting the effective management of complex and high-risk cases, escalating issues where appropriate.
Monitoring expenditure associated with disrepair works and ensuring value for money.
Identifying recurring property defects and trends, using insight to support wider asset management and investment planning.
Contributing to improvements in disrepair processes, procedures and performance.
Maintaining accurate records and ensuring all case information and technical documentation is kept up to date.
About You

A relevant Building Surveying or construction-related qualification is essential, ideally with professional membership of a recognised surveying body
Significant experience working within a housing association, local authority or similar social housing environment.
Strong experience in building surveying, property maintenance and diagnosing building defects.
Experience managing or investigating legal disrepair cases and working alongside legal professionals.
A detailed understanding of building construction, defects and appropriate remedial solutions.
Experience preparing specifications, schedules of work, technical reports and cost estimates.
Knowledge of relevant housing legislation, building regulations, health and safety requirements and housing standards.
Experience managing contractors and overseeing remedial works through to completion.
Strong written and verbal communication skills, with the ability to produce clear and accurate technical reports.
Excellent stakeholder management skills, with the confidence to work with residents, solicitors, contractors and internal teams.
Strong organisational skills and the ability to manage a varied caseload and competing priorities.
Good commercial awareness and an understanding of delivering value for money.
A proactive approach to identifying recurring issues and supporting improvements to property condition and service delivery.
