£100,000 - £130,000 + package
If you’re an M&E Quantity Surveyor who wants to work on a major hyperscale data centre rather than another standard commercial scheme, this is the sort of role that gives you proper commercial exposure.
You’ll be joining a major new data centre project being delivered under a leading main contractor, taking commercial responsibility across complex M&E packages in one of the most demanding sectors in construction.
This is not a role for someone who only wants to report numbers. The project needs a commercially sharp M&E QS who can manage cost, risk, change, procurement, subcontract accounts and client-facing commercial matters with proper control.
The role
You’ll be working across a major hyperscale data centre project, supporting the commercial delivery of high-value mechanical and electrical packages.
Depending on your level, this could either be a Senior Quantity Surveyor role where you take ownership of key M&E packages, or a Managing Quantity Surveyor position where you lead a small commercial team and take wider responsibility across the project.
The work is expected to include critical electrical infrastructure, mechanical cooling systems, plantrooms, LV/HV distribution, generators, UPS systems, switchgear, busbar, containment, pipework, ventilation, BMS/EPMS interfaces, commissioning support and associated specialist packages.
You’ll be working closely with project directors, commercial leadership, M&E project teams, subcontractors, client representatives and the wider supply chain.
This is a role for someone who understands that data centre commercial management is detailed, fast-moving and heavily change-driven.
What you’ll be doing
Managing commercial control across major M&E packages on a hyperscale data centre project.
Preparing cost reports, forecasts, CVRs, cashflow updates and commercial summaries.
Managing subcontract procurement, tender comparisons, orders and package appointments.
Reviewing and administering subcontract accounts from procurement through to final account.
Identifying, pricing and negotiating variations, change events and compensation events.
Managing risk, opportunity, cost movement, notices, records and contractual position.
Working closely with the project team to understand programme, progress, delay, labour movement and technical change.
Supporting upstream applications, valuations, payment notices and client-side commercial reporting.
Managing subcontractor payments, contra charges, variations and final accounts.
Supporting procurement strategy, package breakdowns, value engineering and cost planning.
Working with design, project and commissioning teams to understand commercial impact across M&E systems.
Mentoring junior commercial staff where required.
Maintaining a clear grip on margin, cash, risk and project profitability.
What you’ll need
You’ll need strong Quantity Surveying experience within M&E, building services, data centres, mission-critical projects, major commercial projects, main contracting or specialist subcontracting.
Data centre experience would be a strong advantage, especially if you have worked on large M&E packages involving critical power, cooling, plantrooms, UPS, generators, switchgear, busbar, containment, structured cabling interfaces or commissioning-heavy environments.
You do not need to be a technical engineer, but you do need to understand how M&E projects are delivered and how technical change affects cost, programme and risk.
You’ll need to be confident with subcontract management, cost reporting, variations, procurement, applications, final accounts and contractual administration.
Experience working under NEC or JCT forms of contract would be useful.
For the Managing QS level, you’ll need to show that you can lead people, manage multiple commercial workstreams and support senior leadership with accurate reporting and commercial strategy.
The right person
You’re commercially strong, organised and comfortable working in a high-pressure project environment.
You can challenge costs, protect margin, manage subcontractors and support the project team without getting lost in the detail.
You understand that on a data centre project, small technical changes can become significant commercial issues if they are not captured early.
You’ll suit this role if you want to work on a major hyperscale data centre, take ownership of complex M&E packages and be part of a project where the commercial function has real influence.
The salary is £100,000 - £130,000 plus package, including car allowance, travel, bonus, private healthcare and additional company benefits.
