As Cluster Maintenance Manager, you’re responsible for maintaining/ managing the entire portfolio of 11 hotels.
Together with your team of on property engineers, painters, handyman’s and contractors you will be accountable to maintain the building structure, all mechanical, electrical, HVAC systems and related equipment with attention towards safety, guest satisfaction, security and asset protection. In addition, you oversee managing the budget, capital expenditure projects, preventative maintenance and energy conservation.
People
Manage everyday activities, plan and assign work ensuring you always have the right staffing numbers
Communicate with all General Managers and the Operations Director to stay informed of maintenance needs and ensure timely responses to requests
Develop your team and improve their performance through coaching and feedback, and create performance and development goals for colleagues - recognise good performance
Train your team to make sure they deliver with compliance and to the standards we expect and have the tools they need to work efficiently
Recommend or initiate any HR elated actions where needed
Provide an avenue for proper training in coordination with general manager and other department heads for guest safety and security
Financial
Help prepare the departmental budget and financial plans financial and operational plans for the hotel
Monitor budget and control expenses with a focus on energy management, preventive maintenance, and capital planning
Lead hotel renovations and other projects, negotiate contracts, and ensure timely completion of projects within budget
Guest Experience
Understand and respond to customers’ needs and ensure a high level of guest satisfaction.
Carry out a preventive maintenance programme to ensure the hotel is maintained and in service for guests (example: lighting, refrigeration, heating, air-conditioning, water treatment systems)
Asset
Create year-round maintenance schedules for property and equipment and roll these out within the teams on property
Liaise and directly oversee the actions of maintenance subcontractors
Relationship management with the contacts from our landlords
Perform/ manage monthly inspections in the hotels
Interface with hotel's management team to insure a team work approach to the property's management
Responsible for tracking schedule warranty work for all (new) equipment
Responsible for keeping active warranty files and work performed under warranty
Establish a trace file for all permit inspections
Responsible Business
Ensure a safe and secure environment for guests, team members and hotel assets in compliance with policies and procedures and regulatory requirements
Maintain god working relations with outside contacts
Comply with federal, state and local laws regarding health, safety and alcohol services
Maintain a focus and commitment to operating a “green” hotel
Take chair in the quarterly Health and Safety Committee meeting
TVHG operates 11 hotels in the Netherlands, all hotels are operated under franchise agreements with three globally recognized brands; Holiday Inn (1), Holiday Inn Express (8) and Hampton By Hilton (2). The 11 hotels are spread across the Netherlands, seven hotels in and around Amsterdam and 4 hotels in key regional centers in Rotterdam, The Hague, Utrecht and Arnhem.
All hotels are supported by a central support office which is located at Amsterdam Sloterdijk. The support office supports the hotels with HR, Finance, Revenue & Sales and Operations services.

- 4 years of experience in general building maintenance or construction, or equivalent combination of education and experience.
- (Multi) Hotel experience preferred.
- Must be able to speak and write Dutch and/or English
- Ability to manage and coach a team
- Significant experience with planning large projects
- Hotel engineering vendor relationships and BMC training certificates are a plus.
- You have enough knowledge in HVAC, Plumbing, Electrical data, Information Technologies (IT) (Familiar with basic "hard" and "soft" hotel applications (PBX, PMS, POS, Entertainment), Chemical water treatment system and Gas Fixtures and appliances
