How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

Job description

Be part of the Smart Team!

We have an exciting opportunity for an experienced Contract Manager - Hard Services to join our growing team on a high-profile contract in London. This is a full-time, Monday to Friday role based within an iconic London building.

About Us:

At SMART, we help lead organisations across the UK to keep their facilities running safely, efficiently and sustainably. We deliver a client-focused approach to provide reliable planned and reactive maintenance with a strong focus on quality, technical expertise and excellent customer service.

We’re proud to be an employer that values career progression. We offer structured training, clear progression routes and the opportunity to manage high-value hard services contracts across prominent commercial and critical environments.

Role Purpose:

The Contract Manager will be responsible for the operational delivery, commercial management and continuous improvement of hard services (electrical and mechanical) across the contract. You will ensure service level agreements are met, guide the engineering team, manage client relationships and deliver safe, compliant and cost-effective maintenance solutions.

Key Tasks and Responsibilities:

Lead and manage the contract delivery for hard services including PPM, reactive and breakdown works to electrical and mechanical systems (e.g. UPS, generators, LV distribution, HVAC and associated plant).

Act as the primary client contact for operational matters, building strong relationships, attending governance meetings and ensuring client satisfaction.

Ensure all work is carried out in accordance with statutory requirements, site rules and company policies, including the preparation and review of Method Statements and Risk Assessments.

Manage and develop the on-site engineering team, providing coaching, performance management and ensuring competence and training records are maintained.

Oversee the Computer-Based Maintenance System to ensure accurate scheduling, logging and closure of PPM and reactive tickets, and that all documentation is completed in a timely manner.

Monitor asset performance and condition, develop management tools and reports to identify trends, and recommend improvements to increase reliability and reduce cost.

Manage contract budgets, cost control and commercial administration including variations, invoicing support and supplier performance.

Co-ordinate third-party contractors and supply chain, ensuring works are delivered to the required standard and in line with contract procedures.

Ensure inventory of critical spares is maintained and provide oversight of procurement activities to support timely remedial works.

Drive continuous improvement, implement best practice, and support sustainability initiatives across the contract.

Education, Experience and Skills:

Proven experience managing hard services contracts within a facilities management, data centre or commercial estate environment.

Formally trained in an electrical or mechanical engineering discipline to City and Guilds Level 3, NVQ Level 3 or equivalent technical qualification.

Strong technical knowledge of HVAC, UPS, generators, LV systems and site alarm/SCADA systems, with the ability to interpret technical data and graphical information.

Experience of managing teams, contractors and delivering against KPI/SLAs.

Commercial acumen with experience of budget management and contract administration.

Excellent communication and stakeholder management skills, with the ability to present findings and reports to clients and senior management.
