How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

Job description

The Damp & Mould Surveyor is responsible for inspecting, diagnosing, and managing cases of damp, mould, condensation, and associated building defects across the organisation's housing portfolio. The role ensures that homes are safe, healthy, and compliant with statutory requirements and organisational standards. Working closely with residents, contractors, and internal teams, the postholder will identify the root causes of defects, specify appropriate remedial works, oversee delivery, and contribute to improving the quality and condition of the housing stock.

Key Responsibilities

The postholder will undertake inspections of occupied and void properties where damp, mould, condensation, water ingress, or related defects have been reported. They will carry out detailed assessments using sound building pathology principles to determine the underlying causes of defects and distinguish between condensation, penetrating damp, rising damp, plumbing leaks, structural issues, and other forms of moisture ingress.

The role requires the preparation of comprehensive inspection reports, including clear recommendations and specifications for remedial works. The postholder will provide technical advice to colleagues, contractors, and residents and will ensure that proposed solutions address the root cause of the issue rather than simply treating visible symptoms.

The Damp & Mould Surveyor will raise works orders, prepare schedules of work, monitor contractor performance, and undertake post-inspections to ensure repairs have been completed to the required quality, within agreed timescales, and in accordance with organisational standards.

The postholder will ensure compliance with all relevant legislation, regulatory requirements, and organisational policies relating to housing conditions, landlord responsibilities, health and safety, and building regulations. They will identify any immediate risks to resident health and safety and escalate urgent cases in line with organisational procedures.

Accurate records of inspections, photographs, reports, contractor performance, and completed works must be maintained using the organisation's asset management and housing management systems. The postholder will produce reports and performance information as required to support service monitoring and compliance.

The role also contributes to continuous improvement by identifying recurring issues and trends across the housing stock, supporting investment planning, assisting with the development of damp and mould procedures, and sharing technical knowledge with colleagues.

Throughout all aspects of the role, the postholder will communicate professionally and sensitively with residents, explaining technical findings in plain language, managing expectations, and delivering a high standard of customer service.

Person Specification

Qualifications

The postholder will hold an HNC, HND, or equivalent qualification in Building Surveying, Construction, Building Studies, or a related discipline. A full UK driving licence is essential.

A degree in Building Surveying or a related discipline is desirable, together with membership of a recognised professional body such as RICS, CIOB, or CABE. A qualification or additional training in Building Pathology or Damp Investigation would also be advantageous.

Experience

Applicants should have significant experience of surveying residential properties and diagnosing damp, mould, condensation, and other building defects. Experience of working within a social housing, local authority, or residential property maintenance environment is essential, together with experience of specifying repairs, managing contractors, undertaking quality inspections, and producing detailed technical reports.

Knowledge

The postholder will possess a thorough understanding of residential building construction, building pathology, damp diagnosis, moisture movement, ventilation systems, and repair techniques. They will have sound knowledge of housing legislation, landlord obligations, the Housing Health and Safety Rating System (HHSRS), health and safety legislation, and current best practice relating to damp and mould management.

Skills

The successful candidate will demonstrate excellent diagnostic and analytical skills, with the ability to investigate complex building defects and recommend effective solutions. They will possess strong written communication skills, enabling them to prepare clear technical reports, together with excellent verbal communication skills for engaging with residents, contractors, and colleagues. They will be well organised, able to manage a varied workload, and competent in the use of Microsoft Office and housing or asset management systems
