Central London | Commercial Fit-Out & Plant Replacement | Permanent
£70,000 - £90,000 + package
If you’re a Mechanical Project Manager who wants to work on fast-moving commercial projects rather than being buried inside one huge scheme for years, this is a strong opportunity.
You’ll be joining a specialist mechanical building services contractor delivering commercial fit-outs, retail projects, critical environment works, plant replacement schemes, dilapidations and validation projects.
The work is varied, technically interesting and often fast-track. Projects can range from smaller reactive or specialist works through to larger mechanical schemes up to around £6m, so the role needs someone who can manage the detail, keep people accountable and stay close to the site.
The role
You’ll take responsibility for managing mechanical projects from pre-start through to installation, commissioning, handover and close-out.
The work is expected to include commercial Cat A and Cat B fit-outs, office refurbishments, plantroom upgrades, plant replacement, landlord works, retail environments, critical facilities, validations, dilapidations and associated mechanical building services.
You’ll be working closely with directors, clients, main contractors, consultants, subcontractors, suppliers and site teams to make sure projects are delivered safely, properly and profitably.
This is not a purely desk-based role. You’ll need to be visible on site, technically credible and comfortable managing fast-moving works where decisions need to be made quickly.
What you’ll be doing
Managing mechanical projects across commercial fit-out, refurbishment and plant replacement schemes.
Taking projects from handover and pre-start through to site delivery, commissioning and client handover.
Reviewing project scope, drawings, specifications, technical submissions, RAMS and programme requirements.
Coordinating mechanical services including HVAC, ventilation, ductwork, pipework, plantrooms, public health, controls interfaces, cooling, heating and associated building services.
Managing subcontractors, suppliers, engineers and specialist installers.
Planning labour, procurement, materials, access, deliveries, logistics and installation sequencing.
Working closely with clients, main contractors, consultants and internal teams to keep projects moving.
Managing programme, progress reporting, lookaheads, trackers, cost movement and project close-out.
Identifying risks, delays, design issues and commercial changes early.
Supporting procurement and making sure materials and equipment are ordered in line with the programme.
Working with the commercial team to protect margin, manage variations and maintain control of project costs.
Driving quality inspections, snagging, commissioning, O&M information and handover documentation.
Maintaining high standards around health and safety, quality, site discipline and client communication.
What you’ll need
You’ll need experience as a Mechanical Project Manager, Mechanical Contracts Manager, Mechanical Building Services Project Manager or Senior Mechanical Project Engineer ready to step up.
A background in commercial fit-out, refurbishment, plant replacement, mechanical upgrades or technical building services projects is essential.
You should be comfortable managing mechanical projects up to around £6m in value.
You’ll need strong technical understanding across mechanical building services, including HVAC, ventilation, ductwork, pipework, plantrooms, heating, cooling, public health, controls interfaces, commissioning and handover.
Experience with Cat A and Cat B office fit-outs, commercial refurbishments, plant replacement, landlord works, critical facilities or fast-track mechanical projects would be highly relevant.
You should be confident managing subcontractors, clients, consultants, suppliers and site teams.
You’ll need to be organised, commercially aware and comfortable producing progress reports, programmes, trackers, lookaheads and project updates.
Experience working for a mechanical contractor or M&E contractor would be strongly preferred.
SMSTS or SSSTS would be useful.
CSCS would be useful.
The right person
You’re organised, practical and delivery-focused.
You understand that fast-track commercial fit-out and plant replacement work needs proper control. Access, programme, procurement, shutdowns, coordination, commissioning and handover all need to be managed tightly.
You can deal with clients, main contractors, subcontractors and internal teams without losing control of the detail.
You do not wait for issues to build up. You walk the job, understand what is happening, identify blockers early and make sure people know what needs to happen next.
This role will suit a Mechanical Project Manager who wants variety, responsibility and direct visibility within a specialist contractor delivering technically interesting commercial projects.
The salary is £80,000 - £90,000 plus package, depending on experience.
