How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

Location: Glasgow

Salary: £24,000 to £28,000 depending on experience

Job Type: Permanent

Working Pattern: Full-time - 5 days in Glasgow office, 9 am to 5 pm

We are currently recruiting on behalf of a well-established property services organisation for an experienced Property Factor / Property Manager to join their residential factoring team.

This is an excellent opportunity for a customer-focused property professional to take responsibility for the day-to-day management and administration of a district of residential properties, ensuring homeowners receive a professional, responsive and high-quality service.

You will manage relationships with homeowners, contractors, service providers and other stakeholders, while overseeing the maintenance and upkeep of common areas and ensuring all work is carried out effectively and in accordance with relevant legislation and service standards.

Key Responsibilities

Arrange and administer maintenance of common property, appointing contractors and service providers as required.

Manage maintenance of landscaped areas, play parks, woodland and other communal areas.

Liaise with and appoint contractors and service suppliers, including entering into service contracts where appropriate.

Investigate complaints relating to contractor or supplier performance and ensure issues are resolved promptly.

Check contractor and supplier invoices and ensure costs are accurately apportioned to homeowners.

Respond professionally and promptly to homeowner enquiries and communications.

Deal with correspondence and enquiries from professional representatives, local authorities and other third parties.

Meet with homeowners, contractors, suppliers, insurance representatives and other stakeholders as required.

Carry out periodic visits to managed properties.

Attend homeowners' meetings and annual general meetings, providing advice and guidance on property factoring matters.

Provide emergency out-of-hours contractor information to homeowners.

Deal with queries relating to buildings and other relevant insurance cover.

Assist with the notification and administration of insurance claims relating to common property.

Communicate with homeowners by telephone, email and letter regarding repairs, maintenance and other property matters.

Work collaboratively with colleagues and support departments to ensure an effective service.

Support compliance with company terms of service and delivery standards.

Assist with compliance with the Property Factors (Scotland) Act 2011 and its associated Code of Conduct.

Undertake other property administration duties as required.

About You

We are looking for someone who is organised, proactive and customer-focused, with the confidence to manage a varied workload and deal effectively with homeowners, contractors and other stakeholders.

You will ideally have:

Previous experience within property management, factoring, facilities management or a similar client-facing environment.

Excellent verbal and written communication skills.

Strong problem-solving and organisational abilities.

Experience managing relationships with customers, contractors or service providers.

A professional and approachable manner with a strong commitment to customer service.

Good IT skills and confidence using a range of systems.

A proactive approach and the ability to work independently as well as part of a team.

Knowledge of the Property Factors (Scotland) Act 2011 and Code of Conduct is highly desirable.

A full driving licence is preferred.
