Senior Real Estate Program ManagerAs senior real estate program manager you’ll be managing strategic real estate activities within ING NL.
Your key responsibilities- Transform ING’s strategic business goals into a forward‑thinking Real Estate strategy, using market insights and demand–supply analysis to shape the future of our NL Real Estate portfolio.
- Take the lead in initiating strategic Real Estate projects—from early feasibility analyses to business case development and approval.
- Ensure that real estate projects are professionally and timely managed (plan of approach, progress reporting, speed of delivery, stakeholder management) resulting in the best strategic Real Estate solution for ING.
- The execution phase is managed by CREFS Program management. Act you’ll act as the asset owner, you’ll be part of the Project Steerco, safeguarding alignment with the approved business case and overseeing delivery through to project completion.
- Develop a program approach and advice & implement lean improvements.
- Provide ad‑hoc support for other Real Estate activities where needed.
- Review policies from various expertise areas, guard that policies are not contradictory and are aligned with CREFS strategy. Where necessary, provide advice on alternative approaches. Translate and embed these policies into the real estate portfolio and manage their impact (e.g., on budget).
- You steer and collaborate with multi‑disciplinary real estate project teams, including external parties.
We’re looking for a real estate expert who can turn complex ambitions into clear direction and real impact. As such, you:
- Have owned and delivered large, complex, high impact real estate programs end to end.
- Bring expertise in business cases development, capex/opex, TCO, demand–supply management, and transactions.
- Understand governance at the executive level, including SteerCo reporting and decision‑making.
- Excel in program and project management, steering risk, pace, and outcomes across the full lifecycle.
- Can translate policies (Security, HSE, ESG, Legal/Compliance etc.) into practical, portfolio‑ready action.

Furthermore, you have/are:- A bachelor or master’s level background (preferably in Real Estate, Business Administration, Finance or a related field), complemented by 6+ years of relevant experience in Corporate Real Estate or Real Estate development.
- Preferable qualifications: PMP/Prince2, Lean/Six Sigma and RICS/MRE.
- Financially strong, with knowledge NPV, P&L, sensitivity analysis, lifecycle/TCO, budget cycles.
- Demonstrated strong stakeholder management and communication such as concise decision‑making briefs and clear reporting.
- Fluent in both Dutch and English.
- An analytical mindset with the ability to identify problems, analyze data, and make decisions based on them.
- Proactive and curious. You are always eager to explore new ideas and perspectives.
- A team player and take ownership of your responsibilities. You collaborate effectively with others while also being confident in making decisions when needed.
- You will become part of the Corporate Real Estate Management team, which consists of approximately 13 direct colleagues. In addition, you will work closely with subject‑matter experts from Facility Services, Security, Finance, Global Corporate Real Estate, Procurement, and external suppliers.
- You will report hierarchically to the Head of Real Estate for the Netherlands.
