Role Description
The role will involve heading up the delivery of our hands-on management of a varied commercial portfolio, service charge management, close client liaison, and delivery of high-quality professional advice across landlord and tenant matters. The successful candidate will work with a high degree of autonomy and will play a key role in maintaining client relationships and identifying new instructions.
The portfolio includes a variety of property ranging from multi-let central London office buildings, trade parks, high street retail and on-airport premises.
This position would suit a commercially minded surveyor who enjoys responsibility, client contact, and the opportunity to influence how a small firm operates and grows.
Key Responsibilities
- Management of a commercial property portfolio, including offices, industrial, retail and mixed-use assets
- Acting as day-to-day point of contact for landlord and occupier clients
- Preparation of Service Charge Code compliant Service Charge budget and accounts (supported by our client accountant)
- Managing out-of-hours on-call service
- Rent reviews and lease renewals, acting for both landlords and tenants
- Lease advisory work including re-gears, variations, assignments and surrenders
- Preparation of market appraisals, rental valuations and asset advice
- Instruction and management of agents, solicitors and other professional advisers where required
- Supporting business development through client care, repeat instructions, referrals and business development
- Ensuring work is undertaken in accordance with RICS professional standards and firm procedures
Role Requirements
- MRICS Chartered Surveyor status
- Strong background in commercial property, ideally within a general practice environment
- Proven experience managing commercial property portfolios
- Sound technical knowledge of landlord and tenant legislation, valuation principles and the RICS Service Charge Code
- Confident communicator with strong client-facing skills
- Occasional overnight travel required
- Ability to work independently, manage workloads and meet deadlines
- Commercial awareness and a proactive approach to problem solving
- High professional and ethical standards
