If you’re a Senior Mechanical Project Manager with proper new-build residential experience, this is a strong opportunity to join a growing mechanical building services contractor with a long-standing reputation in the residential market.
You’ll be working for a dynamic, expanding business that delivers mechanical packages across high-specification residential and mixed-tenure developments. The company has the capability to deliver sizeable projects while still offering the personal feel, visibility and direct involvement you get from a privately owned specialist contractor.
This is a permanent role, split between the office and live project sites across London and the Home Counties. It needs someone who has built their career properly, stayed with employers long enough to see projects through, and can show a stable track record in residential mechanical project delivery.
The role
You’ll take responsibility for delivering mechanical packages on new-build residential projects up to around £12m in value.
That means managing projects from pre-construction and mobilisation through to installation, commissioning, handover and defects close-out.
The work is expected to include plantrooms, heating, domestic water, public health, ventilation, smoke ventilation interfaces, risers, laterals, apartment fit-out, drainage, pumps, HIUs, landlord systems, testing, commissioning and handover documentation.
You’ll be based between the office and site, working closely with directors, commercial teams, design teams, site managers, supervisors, subcontractors, clients and main contractors to make sure projects are delivered safely, properly and profitably.
This is not a role for someone who just reports problems. The business needs someone who can take ownership, make decisions, push programme and keep control of quality, cost and delivery.
What you’ll be doing
* Managing mechanical delivery across new-build residential projects up to around £12m.
* Taking projects from pre-construction and mobilisation through to installation, commissioning, handover and defects close-out.
* Managing programme, procurement, labour, subcontractors, technical information, QA, commissioning and project close-out.
* Coordinating plantrooms, heating, public health, ventilation, risers, apartment fit-out, drainage, pumps, HIUs and associated mechanical services.
* Reviewing drawings, specifications, technical submissions, RFIs, RAMS, installation methods and programme requirements.
* Working closely with design teams, consultants, clients, main contractors, commercial teams and site teams.
* Managing subcontractors and supervisors to make sure works are delivered safely, to programme and to the required quality standard.
* Keeping a clear grip on progress, labour, materials, procurement, cost movement, change and project risk.
* Supporting commercial teams with variations, subcontractor performance, forecasting and margin protection.
* Attending client meetings, progress reviews, design coordination meetings and internal project reviews.
* Managing commissioning, snagging, O&M information, handover documentation and defects close-out.
* Maintaining high standards around health and safety, quality, site discipline and client communication.
* Representing the business professionally with clients, consultants, main contractors, subcontractors and suppliers.
What you’ll need
* You’ll need strong experience as a Mechanical Project Manager, Senior Mechanical Project Manager or Mechanical Contracts Manager within mechanical building services.
* New-build residential experience is essential.
* You should have experience delivering mechanical packages on sizeable residential, mixed-use, high-end residential or apartment-led developments.
* You’ll need to be technically strong across mechanical building services, including plantrooms, pipework, public health, heating, ventilation, risers, apartment fit-out, commissioning and handover.
* You should be confident managing projects up to around £12m, with responsibility for programme, procurement, subcontractors, technical coordination, QA, commercial performance and client communication.
* You’ll need to have worked for an M&E contractor, mechanical contractor or building services contractor.
* A stable career history is important. This role will suit someone who has stayed with employers long enough to deliver projects properly, rather than someone who has moved around every few months.
* You’ll need to be comfortable working from the office and travelling to sites across London and the Home Counties.
* SMSTS, Black CSCS and relevant mechanical qualifications would be useful.
The right person
You’re organised, technically credible and delivery-focused.
You understand the pace and pressure of residential construction. Plot completions, risers, plantrooms, commissioning, QA, design changes, main contractor pressure and resident-facing standards all need to be controlled properly.
You can deal with clients, main contractors, consultants, subcontractors and internal teams without losing sight of programme, quality or commercial position.
You do not wait for problems to escalate. You walk the job, understand what is happening, identify blockers early and make sure people know what needs to happen next.
This role will suit a Senior Mechanical Project Manager who wants a long-term permanent move with a growing specialist contractor, where you will have proper visibility, responsibility and influence.
The salary is £85,000 - £95,000 plus travel expenses and bonus, depending on experience.
