Key Responsibilities
1. Technical & Hard Services Operations
Manage and oversee all Planned Preventative Maintenance (PPM) schedules, reactive repairs, and plant room operations across the development.
Supervise on-site engineers and external specialist contractors covering M&E, HVAC, Lifts, Fire Alarm Systems, BMS, and Access Control.
Conduct regular technical audits and quality checks on completed engineering and maintenance works.
Manage minor works projects, lifecycle maintenance, and asset replacements from specification through to sign-off.
2. Health, Safety & Compliance
Ensure 100% statutory compliance across all building systems, including Fire Safety (BS 9991/9999), Water Hygiene (L8), Electrical (BS 7671), Gas Safety, and Pressure Systems.
Lead on site-wide risk assessments, RAMS reviews, Permits to Work (PTW), and Access to Work (ATW) authorizations.
Coordinate building safety files, statutory testing logs, and maintain up-to-date compliance records via the CAFM system.
Act as the key contact for external safety consultants, local authorities, and statutory inspectors.
3. Financial & Commercial Management
Manage the site FM operational budget and contribute to annual service charge budget formulation.
Oversee financial administrative processes, including raising Purchase Orders (POs), approving supplier invoices, and tracking expenditure against monthly/annual forecasts.
Tender, negotiate, and manage soft and hard service contractor SLAs and KPIs to ensure commercial value and service quality.
4. Contractor & Soft Services Oversight
Direct and monitor soft service contractors, including cleaning, concierge/security, pest control, and waste management teams. Team of 40.
Lead regular performance review meetings with key supply chain partners to drive operational standards.
Address and resolve complex operational bottlenecks or contractor escalations promptly.
5. Resident & Stakeholder Engagement
Work closely with the Community Manager and on-site leasing/operations team to ensure resident queries regarding maintenance are resolved within strict SLA timeframes.
Oversee Priority 1 (P1) emergency incidents, serving as the senior operational contact during major call-outs or power/water disruptions.
Present structured technical and compliance updates to senior leadership and asset management stakeholders.
Candidate Requirements & Qualifications
Experience: Minimum 4-6+ years of Facilities Management experience within high-density residential (BTR/PBSA), mixed-use, or commercial property environments.
Qualifications:
IOSH Managing Safely or NEBOSH General Certificate (Essential).
Technical engineering background/qualifications (e.g., Level 3 Electrical, C&G M&E, or HVAC) strongly preferred.
Member of IWFM (Institute of Workplace and Facilities Management) or RICS (Desirable)
