How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

O’Neill and Brennan are currently working with one of the UK's leading Tier 1 main contractors who are looking to appoint an experienced Senior Quantity Surveyor to take the commercial lead on a £70m commercial cut & carve project on Tottenham Court Road.

The successful candidate will take full commercial responsibility for the scheme from pre-construction through to completion, working closely with the project team, client and wider commercial function to ensure the successful financial delivery of the project.

This is an excellent opportunity for a Senior Quantity Surveyor who is looking for genuine ownership of a major and technically interesting London scheme. You will have the opportunity to lead the commercial function on the project from the early pre-construction stages, including PCSA and two-stage procurement, through to completion.

The position also offers the opportunity to join a major Tier 1 contractor with an excellent reputation across the UK. Despite already being one of the biggest names in UK construction, the business continues to diversify, grow and expand into new sectors, providing strong long-term progression opportunities.

Project: £70m Commercial Cut & Carve
Location: Tottenham Court Road, Central London
    Project Value: £70m
    Salary: £95,000 + Package
Package: Travel + Medical + Pension + Discretionary Bonus
Start: ASAP but can wait for the right person
    Type: Permanent
    Responsibilities:

Taking full commercial responsibility for a £70m commercial cut & carve project from pre-construction through to completion
Acting as the commercial lead for the project, working closely with the Project Director, wider project team, client and senior management
Leading the commercial process through PCSA, two-stage tender and into the delivery phase
Managing procurement and commercial management of major subcontract packages from tender through to final account
Preparing subcontract enquiries, tender analysis, negotiations and recommendations for award
Managing subcontractor payments, valuations, variations, change and final accounts
Monitoring project costs, forecasting expenditure and maintaining accurate commercial reporting
Identifying commercial risks and opportunities and implementing appropriate cost control measures
Working closely with design, construction and client teams to resolve commercial issues and support successful project delivery
Managing the commercial relationship with the client, consultants and key subcontractors
    Requirements:

Proven experience working as a Senior Quantity Surveyor or Commercial Lead within a Tier 1 or large Tier 2 main contracting environment
Experience taking full commercial responsibility for significant projects from pre-construction through to completion
Strong experience with JCT forms of contract
Previous experience with PCSA and two-stage tendering would be highly advantageous
Experience working on commercial cut & carve projects would be advantageous, although this is not essential
Experience commercially managing significant projects and major subcontract packages
Strong commercial awareness with excellent negotiation and communication skills
Ability to take ownership of a project while working effectively with the wider project and commercial teams
Experience working on projects of significant scale and complexity
If you're a Senior Quantity Surveyor looking for the opportunity to take genuine commercial ownership of a technically interesting £70m Central London project from pre-construction through to completion, while joining a leading Tier 1 contractor with continued growth and diversification plans, please contact Ned Scott-Mends on (phone number removed), or send your CV via email at .
