How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

    Site Manager – Residential Development
    Location: Cross Hands, Carmarthenshire
    We are seeking an experienced Site Manager to oversee the day-to-day delivery of a residential development in Cross Hands. This is an opportunity for a confident and organised construction professional with a strong background in residential construction and/or social housing.
    The successful candidate will take responsibility for site operations, ensuring works progress safely, efficiently and to the required quality standards. You will coordinate subcontractors, manage site resources and work closely with the wider project team to maintain progress against the construction programme.
    Experience on larger residential projects would be beneficial, alongside a practical approach to problem-solving and the ability to manage multiple work areas and competing priorities.
    Key responsibilities
    Take ownership of daily site operations, ensuring activities are planned, coordinated and supervised effectively.
    Manage subcontractors and trades, setting clear expectations for safety, quality, productivity and deadlines.
    Monitor progress against the construction programme and prepare short-term work plans to keep activities on schedule.
    Coordinate labour, materials, plant and deliveries to support efficient working and minimise disruption.
    Ensure works are completed in accordance with drawings, specifications and agreed quality standards.
    Carry out regular inspections, identify defects early and manage corrective works through to completion.
    Maintain high standards of health and safety, ensuring site procedures and safe systems of work are followed.
    Deliver site inductions, toolbox talks and regular subcontractor coordination meetings.
    Review relevant risk assessments and method statements and monitor compliance on site.
    Maintain accurate site diaries, progress reports and records of inspections and key activities.
    Liaise with the project team, consultants and suppliers to resolve technical queries and address potential delays.
    Oversee snagging, finishing works and preparation for handover.
    Maintain a well-organised site, with appropriate controls for access, storage, housekeeping and waste.
    Promote considerate working practices, particularly where construction activities affect neighbouring homes or occupied areas.
    Essential experience and qualifications
    Proven experience working as a Site Manager within residential construction and/or social housing.
    Experience overseeing housing developments and coordinating multiple subcontractors and trades.
    Strong understanding of construction methods, sequencing and the standards required to deliver quality homes.
    Ability to interpret construction drawings, specifications and programmes.
    Sound knowledge of site health and safety requirements and experience implementing them in practice.
    Strong leadership and communication skills, with the ability to build effective working relationships.
    A proactive approach to resolving issues and maintaining momentum on site.
    Good organisational skills and the ability to maintain clear, accurate site records.
    Valid SMSTS qualification.
    Appropriate CSCS card.
    Current First Aid at Work certification.
    Desirable experience and qualifications
    Experience working on large residential developments or multi-phase housing schemes.
    Previous delivery experience within social housing or affordable housing.
    Scaffolding inspection certification or a relevant scaffolding qualification.
    Experience managing projects through different construction stages, from groundworks and superstructure to internal finishes and handover.
    Experience coordinating inspections and supporting the completion of quality and handover documentation.
