An established property business is looking to appoint a Quantity Surveyor to support the commercial delivery of refurbishment, fit-out and asset improvement works across a varied portfolio of projects.
The business operates across commercial property, development and construction, with a strong pipeline of refurbishment and improvement schemes. This role will involve working closely with internal teams, project managers and subcontractors to ensure projects are commercially well managed from initial budgeting through to final account.
The Role
This role will involve overseeing the commercial management of projects from pre-contract stage through to completion. You will be responsible for cost planning, procurement, valuations, variations, reporting and final accounts across a range of works.
The position would suit someone with experience in refurbishment, fit-out, asset enhancement or wider construction, who is comfortable managing costs across multiple projects and working in a fast-paced environment.
Key Responsibilities
Commercial Management
- Manage the commercial performance of projects from pre-contract stage through to completion
- Prepare cost plans, budgets and forecasts
- Monitor project spend and cash flow throughout the lifecycle of each scheme
- Manage valuations, variations, cost reporting and final accounts
- Identify and manage commercial risk
Procurement and Supply Chain
- Support subcontractor and supplier procurement
- Review quotations and negotiate packages
- Assess subcontractor applications, invoices and variations
- Manage subcontractor accounts through to final account agreement
Project Support
- Work closely with project and delivery teams to ensure schemes are commercially controlled
- Provide input on budgets, programme implications and procurement strategy
- Attend internal and external meetings where required
- Support the commercial delivery of refurbishment and improvement projects across the portfolio
Reporting
- Produce regular cost reports and commercial updates for senior management
- Maintain accurate records and commercial documentation
- Support forecasting and wider business reporting
Essential Requirements
- Proven experience as a Quantity Surveyor within construction, refurbishment, fit-out or commercial property
- Strong understanding of cost control, valuations, variations and final accounts
- Experience managing subcontractor procurement and commercial accounts
- Commercially astute and well organised
- Confident working across multiple projects at once
- Strong communication skills and ability to work with both site and office-based teams
- Relevant construction or commercial qualification preferred
Ideal Background
- Experience within commercial property, refurbishment, interiors or main contracting
- Comfortable working on landlord-led or asset improvement projects
- Able to operate in a hands-on role with a good level of autonomy
- Experience across office, industrial or mixed-use projects would be advantageous
