As our new Portfolio Manager you will become part of the corporate real estate team that is responsible for the optimization of ING's global corporate real estate portfolio, of approx. 1M sqm, consisting of 150 office buildings and 800 retail branches in over 40 countries for our ING employees. You are reporting to the Global Head of Corporate Real Estate.
The team
You are a member of a small, professional, and ambitious team of experts with a variety of in-depth knowledge of real estate, finance and workplace innovation. The team operates in an informal and flexible way with a clear aim of delivering measurable results within agreed timeframes. The team consists of highly skilled and experienced real estate professionals.
You will work closely with the data analytics -, transaction - and formula management teams in performing analyses, developing portfolio optimization plans, business cases, presentations and management reports. You will also help developing best practises, policies, corporate standards, benchmarks, and guidelines.
You maintain contact on a regular basis with other ING entities (for demand requirements), with colleagues involved in corporate real estate and with service providers (for lease administration, space administration, supply analysis and benchmarks).
Role & Responsibilities:
The scope of work covers all aspects of Portfolio Manager Sustainability Corporate Real Estate, e.g.:
General portfolio management tasks:
- Formulating, evaluating, and testing of the Corporate Real Estate strategy against different internal and external influences, such as Hybrid working, sustainability requirements, market trends.
- Developing and maintaining an integrated accommodation (Corporate Real Estate portfolio) plan that is in line with the Corporate Real Estate strategy, so that real estate accommodation needs can always be forecasted from a long-, medium- to short term period. During this process master plans are developed and periodically matched against the Corporate Real Estate strategy and business strategy.
- Facilitation demand management, both at group level (relation to senior management & business line) and at local/regional level maintaining the relationship with country management.
- Part of site selection team by setting out the scope & strategy, support the transactions, fit-out projects and approval process of the business case.
- Continuously identify opportunities to optimize the portfolio, such as increasing the portfolio flexibility (contraction or expansion of the office portfolio) to reduce costs and anticipate on the uncertainties in demand.
- Collaborate and lead cross-functional project teams.
Focus on sustainability:
- Set-out the transition of the office portfolio to meet the sustainability targets of Paris Proof Net Zero by 2035, known as the Net Zero Buildings (NZB) program.
- Develop and build out the roadmap to reach the net zero targets on a portfolio, country and building level
- Align with country teams how to reach these targets and adjust to local standards
- Align with group level organizations like the Environmental Program steerco
- Assist in lease negotiations as the expert on "green leases"
- Analyse and advice on European legislation on sustainability of scope 1 and 2 (e.g. EPBD, CSDDD) to implications for ING's real estate portfolio
How to succeed
- You are a professional with a profound interest in the field of Corporate Real Estate and with 5+ years of experience in real estate management, portfolio analysis or consulting. You are committed to develop your knowledge and skills and feel responsible for your work.
- Master of Real Estate (MRE) or MBA preferred
- Knowledge of sustainability of (office) real estate: technical possibilities, legislation, green leases, best practices
- Analytical skills, combined with a creative view on facts and figures, and the ability to summarize and synthetize findings in a clear and concise advice
- Skilful with numbers, calculation software (Excel) and presentation tools (PowerPoint)
- Professional values: integrity, loyal, independent (fact based)
- Profound interest & experience in the field of (corporate) real estate calculation and simulation models, financials, benchmarks etc.
- Ambitious team player
- Ability to operate in a complex management environment (dual steering hierarchical / functional)
- Fluent in English, both orally and in writing
