How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Quantity Surveyor
Preston, Lancashire | £60,000-£65,000 per annum I Car allowance I Excellent benefits package

An excellent opportunity within a growing construction and facilities management business.

Are you an experienced Quantity Surveyor looking for a role where you can take ownership of commercial activities and play a key part in a growing project portfolio?

We are recruiting on behalf of an expanding facilities management and building services business that delivers reactive maintenance, planned works, refurbishment and major capital projects across the NHS, mental health and wider commercial sectors.

Based at the company's head office in Preston, this is an opportunity to join a growing team where your commercial expertise will directly influence project profitability, tender success and the continued development of the business.

    The Opportunity

Working closely with Project Managers, Contract Managers and the wider operational team, you will take responsibility for the commercial management of projects from initial estimating and tender submission through to delivery, final accounts and financial reconciliation.

A key element of the position will be providing dedicated commercial support to the project delivery team, ensuring projects are accurately priced, costs are effectively controlled and opportunities to maximise profitability are identified throughout the project lifecycle.

You will have the opportunity to contribute to both the successful delivery of existing projects and the company's continued growth by supporting competitive, commercially robust tender submissions.

Projects include building refurbishment, change-of-use schemes, mechanical and electrical installations and major capital works, often within live healthcare and mental health environments where safety, compliance and continuity of operations are paramount.

    Key Responsibilities

    • Estimating and tendering: Review tender documentation, specifications and schedules of rates, prepare accurate cost estimates
    • Commercial management: Take ownership of project costs, budgets, forecasts and financial performance from contract award through to completion.
    • Cost control and profitability: Monitor expenditure, identify commercial risks and potential overspends, and implement appropriate measures to protect project margins.
    • Valuations and variations: Prepare interim valuations and applications for payment, assess changes in scope, and negotiate and agree variations and additional works.
    • Subcontractor management: Obtain and evaluate quotations, negotiate costs and terms, assess applications for payment and manage subcontractor accounts through to final settlement.
    • Procurement: Support the procurement of materials, plant and subcontracted services, ensuring competitive pricing and value for money.
    • Contract administration: Review contractual documentation, identify commercial risks and ensure compliance with agreed terms and conditions.
    • Reporting and forecasting: Provide clear commercial reports, cost-to-complete forecasts and margin projections to support informed management decisions.
    • Final accounts: Negotiate and agree final accounts with clients and subcontractors, ensuring costs, variations and outstanding payments are resolved promptly.
    • Continuous improvement: Work with operational colleagues to strengthen commercial procedures, cost reporting and financial controls across the business.

    What We're Looking For

You will be a commercially minded Quantity Surveyor with proven experience of commercial management within the construction, refurbishment or building services sectors.

    Ideally, you will bring:

    • Experience managing project costs, valuations, variations, subcontractor accounts and final accounts.
    • A good working knowledge of JCT and NEC forms of contract.
    • A strong understanding of tender pricing and commercial risk management.
    • Experience reviewing construction contracts, specifications and tender documentation.
    • Experience of healthcare sector projects and of projects being undertaken within live environments would be particularly welcome.
    • The ability to manage multiple projects, competing deadlines and changing priorities.
    • Good working knowledge of Microsoft Excel and project cost management systems.

A degree, HNC/HND or equivalent qualification in Quantity Surveying or a related construction discipline would be advantageous. RICS membership, or working towards professional accreditation, would also be beneficial.

    What's In It For You?

    • Excellent salary package
    • The opportunity to join a growing business with an expanding project portfolio.
    • The opportunity to help shape and improve commercial processes as the business continues to develop.
    • Exposure to a diverse range of refurbishment, and capital projects, often involving work on highly rewarding healthcare sector projects.

    The Next Step

If you're an experienced Quantity Surveyor who enjoys combining accurate estimating with hands-on commercial management, and you're looking for an opportunity to make a tangible contribution within a growing business, we'd welcome a conversation.

Apply today to find out more about this opportunity and how your experience could support the continued growth and success of the business.
