How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

Senior Quantity Surveyor – New Build Residential – London

    Salary/Package: £400 – £500 per day Outside IR35 | Long-Term Contract

O’Neill and Brennan are currently working with a well-established client who is looking to appoint an experienced Senior Quantity Surveyor to take commercial responsibility for new-build residential projects across London.

This is an excellent opportunity for a commercially driven Senior Quantity Surveyor to join an established business and take ownership of projects valued up to £25m, managing the full commercial lifecycle from pre-construction through to completion.

The successful candidate must come from a main contracting or residential developer background and have a proven track record of independently running projects, taking responsibility for procurement, cost control, commercial reporting, subcontractor management and final accounts.

The client is looking for a self-starter who can operate autonomously, commercially lead projects and work effectively with project delivery teams to ensure successful project outcomes. Candidates must have held a Senior Quantity Surveyor, Managing Surveyor, Commercial Manager or similar position in their most recent role.

The position is suited to an experienced freelance Quantity Surveyor who is readily available to start and based within the London area, ideally North London.

    Role Overview:

    Title: Senior Quantity Surveyor
    Projects: New-Build Residential
Location: London – ideally North London
    Project Values: Up to £25m
    Rate: £400 – £500 per day Outside IR35
    Type: Freelance / Contract
    Start: ASAP
    Responsibilities:

Taking full commercial responsibility for new-build residential projects valued up to £25m
Managing the complete commercial lifecycle from pre-construction and procurement through to project completion and final account
Leading procurement activities, including subcontractor enquiries, tender analysis, negotiations and recommendations for award
Managing subcontractor payments, valuations, variations, claims and final accounts
Monitoring project costs, preparing financial forecasts and maintaining accurate commercial reports
Identifying and managing commercial risks and opportunities throughout the project lifecycle
Working closely with project managers, construction teams, design teams and senior management to support successful project delivery
Managing change control and ensuring all variations and additional costs are properly assessed and recovered
Maintaining strong working relationships with clients, consultants, subcontractors and suppliers
Taking a proactive approach to commercial management, resolving issues independently and driving project performance
    Requirements:

Proven experience working as a Senior Quantity Surveyor, Managing Surveyor, Commercial Manager or in a similar senior commercial position
Essential experience in new-build residential projects
Must come from a main contractor or residential developer background
Demonstrable experience independently commercially managing projects valued up to £25m
Strong understanding of the full commercial lifecycle, from pre-construction and procurement through to completion and final accounts
A proven ability to take ownership of projects and lead commercial functions with minimal supervision
Strong commercial awareness, with excellent negotiation, communication and financial management skills
A proactive, self-starting approach with the ability to identify and resolve commercial issues independently
Must be readily available to start
Based within the London area, ideally North London
If you're an experienced Senior Quantity Surveyor, Managing Surveyor or Commercial Manager with a strong background in new-build residential projects, experience working for a main contractor or developer, and the ability to independently commercially lead projects up to £25m, please contact Ned Scott-Mends on (phone number removed) to discuss this opportunity, offering £400 – £500 per day Outside IR35.
