How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

The successful candidate will need a good understanding of housing disrepair works, including experience interpreting Scott Schedules and managing repairs subject to fixed or legally agreed deadlines.

    Key Responsibilities

Assess works against the relevant Scott Schedule and confirm the agreed scope.
Plan and coordinate disrepair programmes, ensuring repairs are completed within contractual and legal timescales.
Prepare clear work schedules and allocate jobs to directly employed tradespeople and subcontractors.
Visit properties regularly to monitor progress, productivity, workmanship and health and safety compliance.
Provide day-to-day supervision and support to operatives working across multiple properties.
Carry out quality inspections during and following completion of the works.
Identify defects, incomplete items or remedial works and ensure these are addressed promptly.
    Cost and code jobs accurately.
Identify additional works that fall outside the original scope and prepare variation requests for client approval.
Provide accurate cost breakdowns, written descriptions and photographic evidence for variations.
Monitor operative compliance with company processes, including PDA use, vehicle checks and job updates.
Maintain accurate information on the company's Epix system or other relevant job management systems.
Keep clients informed of progress, site issues, additional requirements and any potential delays.
Maintain records covering inspections, photographs, completed works, costs, variations and outstanding actions.
Ensure all works comply with risk assessments, method statements and relevant health and safety standards.
Identify risks to delivery at an early stage and take appropriate action to keep works on programme.

    About You

To be considered for this role, you should have:

Supervisory experience within property maintenance, social housing repairs, roofing, refurbishment or a similar construction environment.
A strong understanding of property disrepair works and the processes involved in completing scheduled repairs.
Experience reading and interpreting Scott Schedules.
The ability to coordinate works against an agreed scope and fixed completion dates.
Strong organisational skills, with the ability to oversee multiple live jobs, operatives and subcontractors.

Basic working knowledge of Microsoft Outlook and Excel.
Experience using electronic job management or asset management systems.
A full UK driving licence and the flexibility to travel throughout Manchester and Lancashire.
