How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

BMS Project Engineer / BMS Design Engineer

    Location: City of London

Package: PAYE salary dependent on experience (DOE) or market-competitive day rate for self-employed contractors.

    The Opportunity

Our client is seeking an experienced BMS Project Engineer / BMS Design Engineer to join their engineering team, supporting the delivery of major Intelligent Building and Extra Low Voltage Systems (ELVS) packages across London. The projects incorporate Building Management Systems (BMS), Energy Management Systems (EMS), communications and network systems, smart technologies and integrated digital building solutions.

The successful candidate will take technical ownership of BMS/EMS engineering packages throughout the full project lifecycle, including design, technical coordination, installation, testing, commissioning and final handover. Initially, the role will involve providing immediate engineering support on a live project in the City of London, with a clear opportunity to progress into full Project Engineer responsibility on a new project from December.

Working closely with Project Managers, Design Engineers, Software Engineers, Commissioning Engineers, installation teams, consultants and clients, the successful candidate will ensure that systems are technically robust, compliant with project specifications and delivered in line with programme requirements.

This opportunity would suit a technically strong BMS professional who combines detailed design knowledge with practical site and commissioning experience and is looking to develop into a broader project engineering role.

    Key Responsibilities

    Project Engineering and Technical Ownership

Provide engineering support on a live City of London project, taking responsibility for defined technical and design work packages.

Progress towards full ownership of BMS/EMS technical delivery, preparing to lead a new project from December.

Act as the technical link between project management, design, software, installation and commissioning teams.

Review project specifications, identify scope gaps, technical risks and non-compliances, and raise technical queries where required.

Maintain clear records of technical assumptions, design decisions, project risks and design changes.

    BMS Design and Technical Documentation

Produce and maintain BMS points schedules covering mechanical, electrical, EMS and integration points.

Develop BMS Descriptions of Operations (DBO) and detailed control strategies for HVAC and energy management systems.

Review and validate control panel designs, from initial schematics through to as-installed verification.

Produce and maintain control valve schedules, including valve selection, sizing, authority and compatibility with plant requirements.

Develop AHU damper actuator schedules, including torque calculations and fail-safe requirements.

Prepare thermal energy meter and water meter schedules, covering selection, sizing, pulse/M-Bus integration and EMS compatibility.

Produce temperature and pressure field device schedules, ensuring appropriate device types, ranges, accuracy and installation requirements.

Specify weather stations, sensors and other field devices in accordance with project specifications.

Develop BMS/EMS network topology and architecture, including controller hierarchy, IP addressing, VLAN segregation, resilience and cybersecurity considerations.

Select suitable BMS controllers, supervisors and servers based on project specifications, scalability and integration requirements.

Produce marked-up layout drawings showing field device locations, cable routes, containment interfaces and plant connection details.

Coordinate BIM and 3D modelling requirements, reviewing mechanical and electrical design changes to identify their impact on BMS systems.

    Programme and Multidisciplinary Coordination

Contribute to project programmes, providing realistic durations for BMS/EMS design deliverables.

Coordinate with software and graphics engineers to ensure system programming reflects approved design intent, naming conventions and project requirements.

Liaise with Smart Buildings teams regarding data collection, tagging, analytics and platform requirements.

Coordinate BMS/EMS interfaces with mechanical, electrical, public health, fire, security and IT disciplines.

Attend consultant workshops and support technical design reviews and approvals.

Assist with technical tender reviews, identifying scope gaps, technical risks and potential budget misalignments.

Maintain effective communication across project teams to ensure technical issues are identified and resolved promptly.

    Installation, Testing and Commissioning

Provide technical guidance and support to installation teams, resolving issues and ensuring installations align with approved designs.

Support commissioning teams, ensuring activities follow the DBO, control strategies and project requirements.

Attend Factory Acceptance Tests (FAT), including internal pre-testing of control panels and quality assurance inspections.

Attend Software Acceptance Tests (SAT), covering BMS software, graphics, alarms, trends and naming conventions.

Oversee and support integration testing across BACnet, Modbus, M-Bus and IP-based systems, ensuring accurate data mapping, data quality, alarm routing and EMS compatibility.

Ensure commissioning matrices, functional test scripts and witness testing documentation are complete, accurate and traceable.

Support post-occupancy fine-tuning, seasonal commissioning and system optimisation to improve operational performance and energy efficiency.

Support Design for Performance (DfP) and NABERS outcomes where applicable.

    Compliance, Quality and Handover

Ensure BMS/EMS design and delivery comply with project specifications, CIBSE best practice, BSRIA guidance, the AG7-98 BMS Strategy Library and relevant British and European standards.

Maintain controlled, traceable and version-managed technical documentation.

Produce and review as-built documentation, including final control strategies, points lists, network diagrams, panel drawings and operation and maintenance (O&M) information.

Ensure completed systems meet the required standards for energy efficiency, occupant comfort, safety, reliability and operational performance.

Support client demonstrations, training and technical handover activities.

Identify and resolve technical and quality issues to ensure a smooth transition from installation and commissioning into operation.

    Client and Team Relationships

Build effective working relationships with clients, consultants, contractors, suppliers and internal project teams.

Communicate technical information clearly to both technical and non-technical stakeholders.

Work collaboratively with project management, design, software, commissioning and installation teams.

Provide technical guidance to less experienced engineers where appropriate.

Identify problems early, develop practical solutions and drive actions through to completion.

Ability to read and interpret mechanical, electrical, control and network drawings.

Strong written and verbal communication skills, with the ability to produce clear and accurate technical documentation.

Competent user of Microsoft Office, particularly Excel and Word.

A proactive and organised approach, with the ability to manage multiple technical deliverables and competing deadlines.

Strong problem-solving and analytical skills, with the confidence to identify technical risks, scope gaps and interface issues before they affect programme delivery.

Commercial awareness and the ability to develop practical, technically sound engineering solutions.

Willingness to work across design, site installation, commissioning and handover activities.
