The Opportunity
A well-established regional main contractor is looking for an experienced Design Manager to oversee projects valued from £1m to £15m across Bedfordshire, the Home Counties, Northamptonshire, Cambridgeshire, Oxfordshire and North London.
Reporting to the Main Contracts Director, you will manage the design process from tender and pre-construction through to completion. This is a senior, standalone Design Manager role working closely with commercial, operational and pre-construction teams, consultant designers and specialist subcontractors to keep design information, programme, cost and technical requirements on track.
The role is split between the company’s Luton head office, project sites and client locations. Projects cover commercial, education, industrial, heritage, blue light and leisure schemes.
This is a full-time position with standard working hours of 8:30am to 5:30pm, Monday to Friday, although flexibility will be required to meet project and client requirements.
This role would suit a Design Manager with main contractor experience who is comfortable taking ownership of several projects and wants to join a stable, family-owned contractor with a strong level of repeat business.
Key Responsibilities
Manage the design process from tender, pre-construction and procurement through to completion and handover.
Oversee design delivery across several live projects and upcoming schemes.
Manage traditional, Design & Build and Contractor Designed Package requirements.
Appoint, brief and coordinate architects, structural engineers, M&E consultants and specialist subcontractors.
Chair design meetings, agree actions and keep consultant information aligned with the construction programme.
Review drawings and technical information for buildability, risk and value engineering opportunities.
Maintain design programmes, drawing registers, trackers and information release schedules.
Review technical submissions, RFIs, consultant responses and design information before issue.
Check compliance with Employer’s Requirements, Building Regulations, CDM 2015 and the Building Safety Act where applicable.
Report design progress and risks clearly to the Main Contracts Director and project teams.
Provide design input during tenders and review Employer’s Requirements, specifications and contract information.
Work with site and commercial teams to resolve design issues and make sure approved information is delivered on site.
About You
You will need solid design management experience with a main contractor and a track record of taking projects from pre-construction through to completion. You should be confident coordinating consultant teams, reviewing technical information and managing design risk across more than one project.
Key experience includes:
