How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

    An exciting opportunity has arisen for an experienced PPM Manager to join an established property services and maintenance contractor based in Portsmouth.

    This is not an opportunity to simply inherit and manage an existing contract. The successful PPM Manager will play a key role in developing and building a dedicated Planned Preventative Maintenance division, with the backing of an established business, existing PPM contracts and significant investment being made to generate new opportunities.

    The company has been operating for more than 45 years and employs around 80 directly employed staff, supported by an established supply chain. They deliver more than 1,000 orders each month across housing, healthcare, education, retail, commercial and charity sector environments.

    The business already delivers planned maintenance services, including PPM across a portfolio of medical centres and a long-term commercial PPM contract. They are now looking for an experienced individual who can help develop PPM into a dedicated and growing division.

    PPM Manager – The Role

    This is a varied position combining business development, surveying, pricing, mobilisation and ongoing contract management.

    From November, the business is investing in a major marketing campaign focused on generating new PPM opportunities across healthcare, nurseries and regulated commercial environments.

    The PPM Manager will work with prospective clients from the initial site visit through to proposal, agreement and mobilisation. You will need to be technically confident, commercially aware and comfortable meeting clients and selling the service.

    Once a contract has been secured, you will remain responsible for ensuring it is successfully set up, mobilised and delivered. As the workload increases, you will have the opportunity to recruit and build a dedicated PPM team around you.

    Responsibilities will include:

    *

    Visiting prospective clients and surveying new PPM opportunities

    *

    Understanding building services, assets and maintenance requirements during site visits

    *

    Presenting the PPM offering to prospective clients and converting opportunities into signed agreements

    *

    Developing PPM pricing models and schedules of rates

    *

    Using SFG20 to develop appropriate planned maintenance schedules

    *

    Carrying out site surveys and developing asset registers

    *

    Pricing PPM tenders, quotations and maintenance agreements

    *

    Working alongside the bid team on larger opportunities

    *

    Mobilising new PPM contracts from initial award through to delivery

    *

    Booking, coordinating and signing off planned maintenance visits and works

    *

    Managing existing and newly secured PPM contracts

    *

    Setting up effective scheduling, reporting and compliance processes

    *

    Developing and managing specialist supply chain partners

    *

    Coordinating specialist services including fire, gas, lifts, water hygiene and electrical testing

    *

    Ensuring certificates, reports and statutory documentation remain accurate and up to date

    *

    Maintaining strong client relationships and identifying further opportunities

    *

    Monitoring contract performance, costs and margins

    *

    Recruiting and managing a dedicated PPM team as the division develops

    PPM Manager – The Candidate

    The successful candidate will have previous experience within planned preventative maintenance, Hard FM, building services or a similar technical maintenance environment.

    Crucially, you will have experience setting up, mobilising or pricing PPM contracts yourself, rather than solely managing contracts that were already established.

    Candidates with a practical building services background who have previously worked on site or come from a hands-on trade or engineering environment would be particularly well suited to the position.

    You should be comfortable walking into a building, understanding its services and assets, identifying maintenance requirements and confidently discussing these with clients, engineers and specialist contractors.

    You should ideally have:

    *

    Previous experience pricing and managing PPM contracts

    *

    Site-based, engineering or hands-on building services experience would be advantageous

    *

    A trade, M&E or building services background would be beneficial

    *

    Good knowledge of SFG20 and statutory compliance requirements

    *

    Experience surveying buildings and developing asset registers

    *

    Strong commercial awareness with an understanding of pricing, margins and contract performance

    *

    Confidence meeting prospective clients, presenting solutions and securing new work

    *

    The ability to take an opportunity from initial enquiry through to signed agreement and delivery

    *

    Experience coordinating specialist maintenance subcontractors and supply chains

    *

    Experience managing people or the ambition to build and lead a team

    *

    A full UK driving licence

    Experience within healthcare, NHS estates, medical centres, dental practices, nurseries, education or other regulated environments would be particularly advantageous.

    Knowledge of healthcare technical requirements, including HTM 04-01 Water Safety and HTM 01-05 Dental Decontamination, would also be beneficial.

    PPM Manager – The Opportunity

    This is an excellent opportunity for someone who wants more ownership than a traditional PPM or Contract Manager position can offer.

    Rather than stepping into an established department, you will have the opportunity to help shape the PPM offering from the ground up, developing processes, pricing structures and the delivery model while securing and mobilising new contracts.

    The longer-term opportunity is to build a dedicated PPM division and recruit and lead your own team as the workload grows.

    You will be joining a long-established business with an existing client base, live PPM contracts, investment into generating new opportunities and director-level backing to grow the division.
