How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Lettings & Tenancy Manager

    Southampton | £33,000 to £36,000 + up to 10% performance bonus | Full time, permanent

    Ancla Realty manages an established portfolio of around 400 residential and commercial properties across the South Coast. We are bringing these portfolios together under a more coordinated, professional and data-led approach, and investing in our people, technology and processes to deliver a consistently high standard of property management.

    We are looking for an experienced Lettings & Tenancy Manager to take ownership of our lettings and tenancy operations. This is a great opportunity for someone who enjoys the practical side of lettings, but also wants more say in how a portfolio is managed, monitored and improved.

    The role

    You will manage the full lettings and tenancy lifecycle, from marketing available properties and carrying out viewings, through to tenancy paperwork, inspections, renewals and move-outs.

    Alongside the day-to-day work, you will keep our portfolio information accurate, plan ahead for upcoming vacancies and tenancy milestones, and track lettings performance using our shared systems. Working closely with colleagues and our external letting agents, you will play a key part in keeping properties occupied, making sure tenancies are set up correctly, and finding better ways of working.

    What you'll be doing

    * Marketing available properties, managing enquiries and carrying out viewings

    * Coordinating applications, referencing, tenancy agreements and move-ins

    * Managing renewals, rent reviews, inspections and move-outs

    * Keeping an eye on upcoming vacancies and keeping empty periods to a minimum

    * Keeping tenancy records and live portfolio reporting accurate

    * Working with our external letting agents and colleagues

    * Handling day-to-day tenant enquiries and making sure things are followed through

    * Helping us improve our lettings processes and systems

    What we're looking for

    * At least 2 years' experience in residential lettings or tenancy management

    * Good working knowledge of residential lettings law and tenancy administration

    * Strong organisational skills and the ability to juggle competing priorities

    * Confidence using digital systems, spreadsheets and shared information to manage your work and keep accurate records

    * A proactive approach, with the ability to plan ahead and take ownership of outcomes

    * Excellent communication skills and a professional, approachable manner

    * A full UK driving licence and access to a vehicle

    Commercial lettings experience would be welcome, but it isn't essential. We are more interested in strong residential experience, good judgement, and someone who wants to grow with the business.

    * £33,000 to £36,000 basic salary, depending on experience
