How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.

    Job description

    Position: Contracts Manager

    Location: East of Scotland

    Salary: £55,000 to £60,000

    Planning your next move for the new year? A specialist roofing and cladding contractor is building its team in the East of Scotland and wants an experienced Contracts Manager on board for January or February 2027. That lead time gives the right candidate space to work their notice and finish current projects properly before stepping in.

    The business delivers roofing and cladding packages for main contractors and direct clients across commercial and industrial sectors, covering felt and flat roofing, built-up systems, single ply, aluminium standing seam and rainscreen cladding. You might run several contracts at once, or take the lead on one large scheme, depending on the pipeline.

    This is a hands-on management role with daily site presence. You will lead Site Supervisors and subcontractors, control cost and programme, and act as the main point of contact for clients from award through to final account.

    Contracts Manager Salary & Benefits

    Salary: £55,000 to £60,000 (DOE)

    Contracts Manager Job Overview

    Manage multiple roofing and cladding contracts, or one large scheme, from contract award through to final account
    Lead site teams daily, including Site Supervisors and subcontractors
    Deliver every project safely, on time, within budget and to the required quality standard
    Prepare and monitor project programmes and progress reports
    Oversee cost control, valuations, variations and final accounts
    Manage procurement of materials and subcontract packages alongside the in-house procurement team
    Liaise with clients, main contractors, architects and suppliers throughout delivery
    Run progress meetings with internal and external stakeholders
    Identify and mitigate project risks, and resolve technical and operational issues on site
    Ensure QA procedures, inspections and hold points are carried out and documented
    Ensure full compliance with health and safety regulations and company policies
    Support the pre-construction and estimating teams where required
    Build strong client relationships that drive repeat business
    Lead project reviews and continuous improvement initiatives

    Contracts Manager Requirements

    HNC, HND or Degree in Construction Management or a related discipline
    SMSTS, CSCS Card (Manager level) and First Aid certification
    Proven track record managing multiple contracts simultaneously, from pre-construction through to handover
    Experience in both main contractor and subcontractor environments
    Strong commercial awareness, including cost control, valuations and variations
    In-depth understanding of roofing and cladding systems such as felt and flat roofing, built-up, single ply, aluminium standing seam and rainscreen
    Good knowledge of construction contracts, envelope detailing and quality control procedures
    Experience managing on-site labour, plant and materials within budget
    Strong leadership, negotiation and client-facing communication skills
    Confident with Excel, Word, SharePoint and OneDrive for reporting
    Full UK driving licence and willingness to travel to sites throughout Scotland

    Desirable

    5+ years' experience in roofing and cladding or external envelope construction
    Experience on large-scale commercial and industrial roofing packages, ideally working with Tier 1 contractors
    Knowledge of facade systems, rainscreen cladding and metal roofing systems
    Understanding of fire regulations relating to external envelopes and sustainability standards such as BREEAM
    NEBOSH or IOSH, plus tickets such as PASMA, IPAF, MEWPs for Managers, Harness Inspection or FASET
    Experience with digital construction platforms such as Asite, Procore, Dalux or BIM 360
