How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Senior / Lead Quantity Surveyors – Commercial Refurbishment & Fit-Out – Central London & South London

    Salary/Package: £450 – £500 per day Outside IR35 | Freelance / Temp-to-Perm

    O’Neill and Brennan are currently working with a well-established principal contractor who are looking to appoint multiple experienced Senior and Lead Quantity Surveyors to support a number of major commercial refurbishment, fit-out and cut-and-carve projects in Central and South London.

    The business has a strong pipeline of substantial projects, with current requirements ranging from approximately £10m to £50m+, providing opportunities for experienced Quantity Surveyors to take significant commercial responsibility across complex refurbishment and fit-out schemes.

    The successful candidates will join established project teams and will be responsible for the commercial management of projects from procurement through to completion, working closely with project management, construction and senior commercial teams.

    These are excellent opportunities for experienced Senior or Lead Quantity Surveyors with a strong background in commercial refurbishment, fit-out or cut-and-carve projects, looking to secure a long-term freelance or potential temp-to-perm position with an established contractor.

    Responsibilities:

    Taking commercial responsibility for major commercial refurbishment, fit-out and cut-and-carve projects
    Managing the commercial lifecycle from procurement and subcontractor engagement through to final account
    Preparing subcontract enquiries, tender analysis, negotiations and recommendations for award
    Managing subcontractor payments, valuations, variations, claims and final accounts
    Monitoring project costs, forecasting expenditure and maintaining accurate commercial reporting
    Identifying and managing commercial risks and opportunities throughout the project lifecycle
    Working closely with project managers, construction teams, design teams and senior management to ensure successful commercial delivery
    Managing and maintaining strong relationships with clients, consultants, subcontractors and suppliers
    Supporting the wider commercial team and providing commercial leadership where required
    Requirements:

    Proven experience working as a Senior Quantity Surveyor or Lead Quantity Surveyor within a main contractor or principal contractor environment
    Essential experience in commercial refurbishment, fit-out and/or cut-and-carve projects
    Previous experience must have been gained on the main contractor side
    Experience commercially managing projects of £10m+ value
    Strong understanding of the full commercial lifecycle, including procurement, cost control, change management, reporting and final accounts
    Strong commercial awareness with excellent negotiation and communication skills
    Ability to take ownership of projects and operate autonomously while working effectively within a wider project team
    Available to work on a freelance basis, with potential for the position to become permanent
