Assistant Property Manager

Field Based Role

As part of this growth, we're recruiting two Assistant Property Managers to join our Trade Property team. With one role in the Northwest region around Liverpool and Manchester, and another covering the Midlands around Northamptonshire, you'll help manage a large and diverse portfolio while gaining exposure to all aspects of commercial property management.
Working closely with experienced Property Managers, you'll play an important role in supporting the day-to-day management of our trade depot estate, helping to ensure our property commitments are commercially optimised and aligned to the needs of the business.
What will I be doing?
* Provide effective day-to-day estate management and support.
* Liaising with landlords, managing agents, tenants, solicitors, surveyors and third parties to minimise outgoings and ensure effective estate management.
* To be point of liaison between the portfolio’s landlords and the Trade Division and provision of support to all areas of the business on technical, legal and estate management property matters to ensure any Property Matters are dealt with swiftly and fully communicated within the business.
* Responsibility for dealing with licences for alterations to leasehold documentation to ensure Howden remain compliant with their leases.
* Consideration, management and monitoring of Howden Joinery’s service charges to ensure the legal and financial liabilities of the portfolio are minimised.
* Investigation of property Rating Valuations in order to protect and minimise the business’ liability for National Non-Domestic Rates.
* Assisting with the management of disposal of any Trade property which is surplus to requirements in order to mitigate costs to the business as much as possible.
* Maintenance of database records with accurate management information.
What do we need from you?
* Previous experience within a property, estate management or commercial property environment.
* Strong stakeholder management skills with the ability to build effective relationships and communicate confidently with colleagues, landlords, agents and external partners.
* An understanding of property legislation
* Excellent administrative, organisational and data management skills, with a keen eye for detail.
* A proactive approach, strong commercial awareness, and a genuine desire to learn.
* Strong problem-solving skills and the ability to manage multiple priorities in a fast-paced environment.
* Experience in a field-based role would be advantageous; however, a willingness to travel and a full UK driving licence is essential.
