Building Surveyor – Commercial Property Portfolio

We're looking for a **Building Surveyor** who wants more than a seat at the table — someone ready to take real ownership of a commercial property portfolio, lead projects from concept to completion, and be the technical authority that consultants and contractors are held to.
This isn't a back-office surveying role. You'll be out front: diagnosing defects, driving procurement, managing budgets and programmes, and making the calls that protect asset value and deliver real commercial results. What you'll be doing:
- Leading refurbishment, repair and development projects across the portfolio, from inception through to handover
- Managing project budgets, cashflows and programmes to keep delivery on track and on plan
- Running tight contract administration — instructions, variations, approvals, certificates and records
- Preparing tender and contract documentation and overseeing procurement
- Ensuring statutory compliance across planning, Building Control, CDM and Party Wall matters
- Providing technical and commercial advice on defects, refurbishment strategy and asset decisions
- Appointing and leading consultants, contractors and design teams — and holding them to account
- Managing Party Wall processes and dilapidations negotiations
- Partnering with Facilities Management and Asset Managers to keep spend controlled and value-led
What you'll bring:
- Strong building surveying experience within commercial property
- MRICS (or equivalent) desirable
- A track record of delivering projects, administering contracts and controlling cost
- Solid technical knowledge of construction, refurbishment and defect diagnosis
- Working knowledge of CDM, Building Control, planning and Party Wall requirements
- The confidence to manage — and challenge — consultants and contractors
- Sharp documentation discipline and the ability to juggle multiple projects without losing sight of detail
