The Role
We're looking for an experienced Contracts Manager to lead multiple workstreams, ensuring projects are delivered safely, on time, within budget, and to the highest quality standards. You'll be responsible for driving operational performance, managing client relationships, and ensuring profitability across your contracts.
What You’ll Do

Lead the successful delivery of multiple social housing contracts, ensuring works are completed safely, on time, within budget, and to the required quality standards.

Oversee projects from mobilisation through to completion, ensuring all contractual obligations, KPIs, and service levels are met.
*
Provide strong leadership to internal teams and subcontractors, promoting accountability, collaboration, and high performance.
*
Ensure all works align with specifications, contract documents, and client expectations.
*
Support clients in meeting regulatory and resident-focused obligations, including damp & mould, building safety, and customer satisfaction.
*
Lead regular client meetings, presenting performance data, improvement plans, and strategic recommendations.
*
Maintain strong commercial control of contracts, ensuring monthly and quarterly cashflow targets are achieved.
*
Monitor budgets, costs, variations, and profitability, taking corrective action where required.
*
Support tendering activities by reviewing specifications, carrying out estimates, and advising on pricing strategies.
*
Ensure supply chain rates, procurement decisions, and subcontractor agreements support commercial objectives.
*
Ensure compliance with NEC/JCT contract requirements, including early warnings, compensation events, and change control.
*
Ensure full compliance with CDM, Health & Safety legislation, and all relevant social housing regulations.
*
Carry out or oversee property surveys, identifying required repairs, planned works, and compliance issues.
About You
*
Previous experience in a similar role
*
Extensive experience working as a Contracts Manager/Project Manager on a variety of projects ranging in value up to £10M
*
Experience in contract administration, planning, estimating, tender processes, health & safety and staff management
*
Ability to build good working relationships and work to tight deadlines
*
Proficient in Microsoft packages
*
Experience of delivering planned works within occupied environments
*
City and Guilds in a construction trade
*
A DBS check will be required for this role.
