How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

    Role purpose

    We are hiring a commercially sharp, research-led Property Finance Demand Generation & Qualification Analyst to identify people and businesses with a genuine, time-sensitive need for specialist UK property finance and convert that demand into permission-based enquiries through an approved campaign journey.

    This is not a generic telemarketing role. You will combine market research, prospect intelligence, digital outreach, qualification discipline and precise record-keeping to locate relevant property investors, developers, business owners and private clients who may need bridging, auction, refurbishment, commercial or other specialist property funding.

    The role is 5 hours per week at £13.00 per hour. The weekly activity objective is to research and work a pipeline of approximately 100–200 relevant prospects. The core outcome is quality, consented enquiries — not spam, duplicate leads or forced applications. Quality and compliance always take priority over raw volume.

    What you will do

    Research and identify UK prospects with a live or near-term property funding requirement.

    Prioritise high-intent situations such as auction purchases, chain breaks, refurbishment projects, commercial property, land, development and time-sensitive acquisitions.

    Use approved channels and messaging to initiate professional conversations and explain how a prospect can request a no-obligation specialist finance discussion.

    Qualify basic non-advisory facts such as the nature of the property transaction, approximate property value, approximate funding requirement, timescale and willingness to speak with a specialist.

    Direct interested prospects to the approved tracked enquiry journey supplied after onboarding.

    Maintain a clean prospecting log showing source, contact date, consent/permission status, outcome and next action.

    Avoid duplicates, fabricated leads, speculative submissions and any enquiry submitted without the prospect’s genuine knowledge and permission.

    Report weekly on activity, validated enquiries, contact quality, common objections and market insights.

    Target market

    UK property investors and landlords with a current acquisition, refinance or time-sensitive funding requirement.

    Property developers and refurbishers funding purchase, works or exit timing.

    Auction buyers working to strict completion deadlines.

    Businesses seeking finance connected to commercial premises, HMOs, land or property-backed transactions.

    Private clients facing a legitimate property-chain or timing issue where specialist bridging finance may be relevant.

    Important boundaries

    You are not a lender, broker or financial adviser and must never present yourself as one.

    You must not promise approval, quote unapproved rates, recommend a specific regulated product, negotiate finance, or tell a prospect that they are eligible.

    Only employer-approved promotional wording, disclaimers, landing pages and tracking links may be used.

    You must comply with data-protection and direct-marketing rules, respect opt-outs immediately and never use unlawfully obtained personal data.

    The identity of the finance partner and confidential campaign assets are provided during onboarding and must not be publicly disclosed outside approved promotion.

    What success looks like

    A disciplined weekly prospecting pipeline of around 200–500 relevant contacts researched or worked within the agreed five hours.

    A growing flow of genuine, consented, non-duplicate enquiries from people with a real property-finance need.

    Accurate records, low invalid-lead rates, strong compliance and professional communication.

    Useful market intelligence that improves targeting, messaging and future campaign conversion.

    Who will thrive in this role

    Experience in lead generation, business development, recruitment sourcing, property, finance, digital marketing or B2B outreach.

    Excellent online research skills and confidence using LinkedIn, directories, property communities and other approved prospecting sources.

    Strong written communication and the judgement to distinguish real demand from low-quality or unsuitable traffic.

    Comfort with performance measurement, spreadsheets/CRM systems and structured qualification.

    High integrity: you will be expected to protect prospect data, follow scripts and prioritise long-term quality over short-term volume.

    Compensation and working pattern

    Pay: £13.00 gross per hour. Hours: 5 hours per week, scheduled flexibly by agreement. Location: Remote within the UK. Any bonus or additional performance payment must be separately agreed in writing
