How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

    The Property Manager is responsible for managing a diverse commercial property portfolio, overseeing all aspects of asset and property management including lettings, lease renewals, rent reviews, acquisitions, disposals, tenant relations, and refurbishment projects. The successful candidate will play a key role in maximising portfolio performance, providing strategic property advice, and driving long-term value across the estate.

    A Property Manager Key Responsibilities:

    Manage a portfolio of commercial properties, maintaining a strong understanding of revenue performance, lease events, and local market conditions.
    Apply professional surveying expertise as part of the commercial property team.
    Manage tenant relationships, account enquiries, and rent arrears recovery.
    Conduct regular property and site inspections.
    Oversee all day-to-day property management activities.
    Manage landlord and tenant matters, including lease renewals, rent reviews, assignments, subletting, and alterations.
    Prepare and manage property budgets and forecasts.
    Coordinate and oversee refurbishment and improvement projects in conjunction with building surveyors.
    Build and maintain positive working relationships with tenants, on-site staff, and internal stakeholders.
    Support commercial property acquisitions and disposals.
    Negotiate easements and wayleaves as required.
    Ensure all property records and databases are maintained accurately and kept up to date.
    Manage vacant sites and properties pending development or disposal.
    Develop and implement strategies relating to capital expenditure programmes.Profile

    A successful Property Manager should have:

    Membership of RICS
    Significant experience within commercial property management.
    Strong knowledge of landlord and tenant legislation and commercial leases.
    Proven experience managing multi-site property portfolios.
    Excellent negotiation and stakeholder management skills.
    Experience delivering property-related projects and refurbishment programmes.
    Strong financial acumen with experience in budgeting, forecasting, and arrears management.
    Excellent communication and report-writing skills.
    A proactive and commercially aware approach to asset management.Job Offer

    Salary between £60,000 and £70,000, dependent on the level of experience.
