How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Director of Building Surveying

    About the Company

    An established, independent and privately owned property consultancy providing a comprehensive range of professional property services across the UK. With a strong reputation for technical expertise, commercial insight and client-focused advice, the business works with a diverse range of private, corporate, institutional and public-sector clients.

    As the business continues to grow its presence in the North West, we are looking to appoint an experienced Director of Building Surveying to lead and develop the Manchester-based building surveying offering.

    The Role

    This is a senior leadership opportunity for an ambitious and commercially minded Building Surveyor looking to take responsibility for the continued growth and development of a building surveying team within an established property consultancy.

    As Director, you will play a key role in shaping the Manchester building surveying service, combining technical leadership, client management, business development and team development.

    You will manage a diverse portfolio of instructions and act as a senior point of contact for key clients, while also identifying and developing new business opportunities across the region.

    The successful candidate will have the credibility and experience to operate at a senior level, build strong relationships with clients and professional advisers, and develop a high-performing team.

    Key Responsibilities

    * Lead and develop the Building Surveying service in Manchester, establishing a clear strategy for continued growth.

    * Provide senior technical and professional advice across a broad range of building surveying instructions.

    * Undertake and oversee building surveys, schedules of condition, defect diagnosis, dilapidations, planned maintenance advice and other professional surveying services.

    * Lead on major project and professional instructions, ensuring work is delivered to a high technical and professional standard.

    * Develop and maintain strong relationships with existing clients, acting as a trusted adviser and identifying opportunities to broaden the firm's involvement.

    * Generate new business through networking, referrals, client engagement and market development.

    * Prepare fee proposals, scopes of service and tenders, with responsibility for winning new instructions.

    * Work collaboratively with colleagues across the wider property consultancy teams to deliver integrated client solutions.

    * Mentor, support and develop surveyors within the team, helping to build technical capability and career progression.

    * Take responsibility for the commercial performance and profitability of the Building Surveying service.

    * Represent the business at industry events and within relevant professional and business networks.

    * Maintain a strong understanding of market conditions, legislation, regulations and emerging trends affecting the building surveying profession.

    * Ensure all work is undertaken in accordance with professional standards, company procedures and relevant legislation.

    About You

    We are looking for an established Building Surveyor with significant professional experience and a proven ability to operate at a senior level.

    You will ideally have:

    * A relevant degree or equivalent qualification in Building Surveying or a related discipline.

    * Chartered status with RICS.

    * Significant post-qualification experience within building surveying.

    * Strong technical knowledge across core building surveying disciplines.

    * Experience managing client relationships and winning new business.

    * Previous experience leading, mentoring or managing surveyors.

    * Strong commercial awareness and an understanding of fee generation and profitability.

    * Excellent communication, negotiation and report-writing skills.

    * The confidence to represent the business at a senior level.

    * A proactive, entrepreneurial approach with the drive to develop and grow a regional service.

    Experience of working within a consultancy environment and an established network of contacts across the Manchester and wider North West property market would be advantageous
