How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

    Salary: £88,000 - £95,000 + Car Allowance / Travel + Pension
    Location: Central London

    Hays are working with a growing main contractor based in Central London that specialises in complex commercial refurbishment and fit-out projects. Due to the award of a flagship scheme, they are looking to appoint a Project Manager to lead the delivery of a £19m commercial office refurbishment in Central London.
    This is a project-focused role, offering full responsibility for a single scheme rather than overseeing multiple projects. Construction is due to commence in the early part of Q4, with a 19-month programme in place.

    The project involves the complete repositioning of a four-storey office building, including structural alterations, upgraded building services, CAT A and CAT B fit-out works, and the delivery of a number of bespoke, high-specification occupier facilities.

    Reporting to the Operations Director, the successful candidate will lead a site team comprising 5-6 managers and work closely with the commercial team to manage procurement, cost control, programme and overall project performance from mobilisation through to handover. This opportunity would suit an experienced Project Manager with a proven track record delivering large-scale commercial refurbishment and fit-out projects within the London market who is looking to take ownership of a high-profile scheme from start to finish.

    The Role

    Taking overall responsibility for the successful delivery of the £19m project.
    Managing the project from mobilisation through to practical completion.
    Leading a site team of approximately 5-6 managers across the programme.
    Driving programme, quality, health & safety and client satisfaction.
    Chairing progress meetings with clients, consultants and subcontractors.
    Working closely with the commercial team on procurement strategy, variations, forecasting and cost control.
    Identifying and mitigating project risks before they impact delivery.
    Ensuring the project is delivered to programme and budget whilst maintaining the highest standards of quality.
    Providing leadership, mentorship and support to the wider construction team.
    You will ideally have:

    Experience delivering projects valued at £10m+.
    A strong track record within the London commercial sector.
    Previous experience managing large site teams consisting of Site Managers, Senior Site Managers and Project Support staff.
    Good commercial awareness and experience working alongside Quantity Surveying teams.
    Strong client-facing skills and the ability to build long-term relationships.
    Excellent programming, organisational and leadership abilities.
    Experience delivering high-specification finishes and complex refurbishment packages.
