How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    M&E Manager – Mechanical Bias

    12-Month Freelance Contract | London | £350 – £400 per day

    Our client is a growing main contractor with an expanding portfolio of residential developments across London.

    We are currently recruiting an experienced M&E Manager with a strong mechanical bias to join their team on a 12-month freelance contract.

    This is an excellent opportunity for an experienced M&E professional looking for a long-term freelance position, with responsibility for multiple residential developments and the opportunity to take ownership of the M&E delivery from pre-start through to completion and handover.

    The successful candidate will work closely with Project Managers, Commercial teams, consultants, subcontractors and the wider supply chain to ensure projects are delivered safely, efficiently, on programme and to the required quality standards.

    The role will initially cover two live residential developments, with a third Central London project expected to commence within approximately three months, providing excellent continuity of work throughout the 12-month contract.

    Current Projects

    East London – 92-unit residential development

    Central London – 90-unit residential development

    West London – 290 unit residential development

    Key Responsibilities

    Take overall responsibility for M&E delivery across multiple residential projects, with responsibility for the mechanical package.

    Lead and manage M&E subcontractors and specialist contractors from pre-start through to completion and handover.

    Provide strong technical leadership and ensure mechanical installations are delivered in accordance with design, specification and programme.

    Review and interrogate mechanical designs, drawings, specifications and technical submissions.

    Coordinate M&E services with the construction team, consultants and other trades.

    Manage mechanical systems including heating, hot and cold water, ventilation, drainage and associated building services.

    Ensure all M&E works are properly coordinated with architectural and structural elements.

    Monitor progress against programme and identify potential delays or technical issues at an early stage.

    Lead M&E coordination meetings with consultants, subcontractors and the wider project team.

    Review RAMS, technical submittals, samples and shop drawings.

    Manage inspections, testing, commissioning and certification of M&E installations.

    Ensure works comply with current Building Regulations, relevant British Standards, project specifications and health & safety requirements.

    Identify and resolve technical issues on site, providing practical and commercially aware solutions.

    Work closely with the Commercial Manager/QS to manage variations, changes and potential commercial risks.

    Maintain accurate records of progress, inspections, testing and commissioning.

    Coordinate O&M manuals, as-built information and handover documentation.

    Assist with procurement and the appointment/management of specialist M&E subcontractors where required.

    Maintain quality standards throughout the project lifecycle.

    Support the Project Manager and senior management team in achieving programme, quality and commercial objectives.

    Essential:

    Proven experience working as an M&E Manager, Mechanical Manager or similar.

    Strong mechanical building services background.

    Experience delivering residential developments, ideally new-build apartments, co-living, build-to-rent or similar.

    Strong understanding of mechanical services and their installation within residential developments.

    Experience managing M&E subcontractors and specialist contractors.

    Ability to read and understand mechanical drawings, specifications and design information.

    Strong understanding of testing, commissioning and handover processes.

    Good knowledge of current Building Regulations, relevant standards and statutory requirements.

    Excellent coordination and communication skills.

    Ability to manage multiple projects/sites and prioritise effectively.

    Strong problem-solving skills with a practical, site-based approach.

    Good commercial awareness.

    CSCS / SMSTS or equivalent relevant construction qualifications.

    Desirable

    Experience working across multiple residential sites simultaneously.

    Experience with high-density apartment/co-living developments.

    HNC/HND or Degree in Mechanical Engineering, Building Services or equivalent.

    Experience with design coordination and technical submittals.

    Experience taking projects through commissioning and final handover.
