How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

    We’re looking for an experienced and highly organised Estates Manager to take strategic and operational responsibility for our growing portfolio of residential properties across children and adult social care.

    This is an exciting opportunity to join a growing care organisation and have genuine influence over how our property portfolio develops, helping ensure that every property we operate feels like what it should be – homely, safe, comfortable and well-maintained.

    It is a senior role with responsibility for ensuring that our homes are safe, compliant, well maintained and genuinely great places to live and work.

    Our priorities are not simply buildings. They are the homes of the children, young people and adults we support. We therefore expect exceptionally high standards across maintenance, safety, presentation and the overall living environment.

    As we continue to grow, the Estates Manager will oversee the complete property lifecycle, from identifying and preparing new properties for registration through to ongoing maintenance, statutory compliance, refurbishment and capital projects.

    Location: East Midlands – Multi-Site Role

    Job Type: Full-Time (40 hours per week)

    Salary: £40,000 – £50,000 DOE

    Hours: 40 hours per week; Monday to Friday; 9am – 5pm

    Planned Start: January 2027

    What We’re Looking For

    We’re looking for someone who combines strong technical property knowledge with excellent organisation, commercial awareness and a proactive approach.

    You may currently be working as an Estates Manager, Property Manager, Facilities Manager, or Compliance / Estates Lead.

    Experience within children’s residential and adult social care, healthcare or another highly regulated environment would be advantageous.

    You should have:

    Experience managing multiple properties or sites.
    Strong knowledge of property maintenance and statutory compliance.
    A good understanding of fire, electrical, gas, water, and general building safety requirements.
    Experience managing contractors and external suppliers.
    Experience managing refurbishment or capital works projects.
    Strong budgeting and commercial skills.
    The ability to build effective relationships with Registered Managers and operational teams.
    A full UK driving licence and willingness to travel between services.

    We don’t want an estate’s function that simply reacts when something breaks.

    We want someone who can build a proactive, accountable and well-organised estates function where senior leaders and Registered Managers have confidence that compliance is monitored, maintenance is planned, risks are identified early and our homes are maintained to an excellent standard.

    What You’ll Be Doing:

    Managing planned, preventative and reactive maintenance across the property portfolio.
    Ensuring properties remain compliant with relevant legislation, regulations and recognised standards.
    Overseeing fire safety arrangements, risk assessments, remedial works, and ongoing compliance.
    Managing gas safety, electrical testing emergency lighting, fire alarm servicing, legionella / water safety, asbestos requirements and other statutory inspections.
    Monitoring servicing and certification of boilers, heating systems, appliances, security systems, and other property infrastructure.
    Ensuring remedial works are completed within appropriate timescales.
    Supporting Registered Managers with property-related requirements arising from Ofsted or CQC inspections.
    Completing regular estate audits and ensuring the homes maintain consistently high standards.
    Managing contractors, suppliers and maintenance providers, including performance, quality and value for money.
    Supporting the mobilisation and opening of new children’s homes and adult services.
    Playing a key role in the development of new services.
