How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

    An excellent opportunity has arisen for an experienced Project Manager or Senior Site Manager to take responsibility for the delivery of a new residential development near Eastbourne.

    Our client is an established and highly regarded private residential developer with a strong pipeline of new-build housing projects across the South East.

    The development comprises 108 traditionally built houses and apartments, all of which are being delivered for a Housing Association and are forward sold, providing excellent certainty around the project and its delivery programme.

    This is a key appointment for the business and would suit either an established Project Manager or a strong, experienced Senior Site Manager ready to step up and take full ownership of a development.

    The Role

    As Project Manager, you will act as the No.1 on site, taking overall responsibility for the successful delivery of the development from construction through to completion and handover.

    You will manage the site team and subcontractors while working closely with the company’s Construction, Commercial and Technical departments, as well as maintaining an excellent working relationship with the Housing Association client.

    Key responsibilities will include:

    * Overall management and delivery of the 108-unit development

    * Managing and driving the construction programme to ensure key milestones are achieved

    * Leading, motivating and developing the site management team

    * Managing subcontractors and ensuring sufficient labour and resources are available

    * Maintaining the highest standards of health & safety across the development

    * Ensuring homes are delivered to an excellent standard of build quality

    * Monitoring progress and implementing recovery programmes where required

    * Working closely with Commercial and Technical teams to resolve issues quickly and effectively

    * Chairing site and subcontractor meetings

    * Managing NHBC/Building Control inspections and ensuring compliance with current regulations

    * Maintaining accurate site records and reporting progress to the senior management team

    * Managing the relationship with the Housing Association and ensuring contractual requirements and handover dates are achieved

    * Overseeing snagging, inspections and the phased handover of completed homes

    About You

    We are looking for an experienced residential construction professional who is comfortable taking full responsibility for a significant development.

    Ideally, you will have:

    * Previous experience as a Project Manager, Senior Site Manager or experienced No.1 Site Manager

    * A strong background within new-build residential development

    * Experience working for a recognised housebuilder, residential developer or main contractor

    * Proven experience delivering traditional-build housing schemes

    * Experience of affordable housing or Housing Association developments would be advantageous

    * Strong programming and organisational skills

    * The ability to lead and motivate site teams and subcontractors

    * Excellent knowledge of NHBC standards, Building Regulations and health & safety

    * Strong communication skills and the confidence to manage client and stakeholder relationships

    * CSCS, SMSTS and First Aid

    Above all, you will be a strong delivery-focused construction professional capable of taking ownership of the project and driving it through to successful completion.

    Package

    The successful candidate will receive a highly competitive package including:

    * Basic salary up to £85,000

    * Car allowance

    * Company bonus scheme

    * Pension

    * Holiday entitlement

    * Additional company benefits

    This is an excellent opportunity to join a well-established private developer with a strong pipeline of work and take responsibility for a substantial, forward-sold residential development in East Sussex
