How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

Building Regulations Principal Designer / BRPD / PDBR
Bedford / Hybrid | £50,000–£80,000 DOE | Building Safety Act / Building Regulations
Are you an Architect, Architectural Technologist, Building Control Surveyor, Building Surveyor, Design Manager or experienced CDM Principal Designer with strong Building Regulations knowledge?
This is a genuine opportunity to move into one of the fastest-growing specialist areas in construction compliance: Building Regulations Principal Designer work under the Building Safety Act.
Our client is an established construction safety and building compliance consultancy based near Bedford. Due to growing client demand, they are looking for a Principal Designer to help develop and deliver their Building Regulations Principal Designer / BRPD service across commercial, retail and residential projects.
This role would suit someone who understands design compliance, Building Regulations, technical design coordination or building control and wants to use that knowledge in a more specialist, client-facing consultancy role.
    The opportunity
You will work with clients, designers, contractors and dutyholders to help ensure projects are planned, designed and documented in line with Building Regulations and the Building Safety Act.
You do not need to have already held the exact title of Building Regulations Principal Designer. The client is open to strong candidates from architecture, architectural technology, building control, building surveying, design management, fire safety, engineering or CDM backgrounds, provided you have the right technical understanding and the confidence to advise clients and design teams.
This is not a routine H&S advisor role. It is a technical design-compliance position with real scope to help shape a growing specialist service area.
    Key responsibilities
As Building Regulations Principal Designer, you will:
Act as, support or develop into the Principal Designer role under the Building Regulations dutyholder regime.
Plan, manage, monitor and coordinate design work to help ensure Building Regulations compliance.
Review design information and identify compliance risks, gaps or coordination issues.
Support Building Control applications, Gateway submissions and related project documentation.
Advise clients, designers and project teams on Building Safety Act and Building Regulations duties.
Coordinate dutyholder information and help maintain clear compliance records.
Support Golden Thread information, Fire and Emergency File requirements and mandatory occurrence reporting where applicable.
Attend design team meetings and provide practical, solution-focused advice.
Help develop internal processes, templates and best practice for BRPD / PDBR service delivery.
Work across a varied project portfolio including commercial, retail and residential schemes.
    Candidate background
The role could suit someone from one of the following backgrounds:
    Architect
    Architectural Technologist
    Architectural Technician
    Building Control Surveyor
    Registered Building Inspector
    Building Surveyor
    Design Manager
    Technical Manager
    Technical Coordinator
Fire Safety Consultant with design-compliance exposure
CDM Principal Designer with strong Building Regulations knowledge
    You will need
Strong working knowledge of Building Regulations.
Good understanding of the Building Safety Act and the strengthened dutyholder regime.
Experience reviewing, coordinating or advising on design compliance.
Confidence working with clients, designers, contractors and Building Control.
Ability to identify practical compliance issues and communicate them clearly.
A construction-related qualification or professional background.
Strong written and verbal communication skills.
    Full UK driving licence.
    Useful but not essential
Experience as a Building Regulations Principal Designer / BRPD / PDBR.
Building Control or Registered Building Inspector background.
Experience with Gateway 2 / Gateway 3 submissions.
Knowledge of HRB and non-HRB project requirements.
Membership or working towards RIBA, CIAT, CABE, RICS, APS, CIOB or similar.
PAS 8671 awareness or competence-framework knowledge.
Fire safety or design risk management experience.
    Why apply?
This is a strong move for someone who wants to build a specialist career around Building Regulations, design compliance and the Building Safety Act.
You will have the chance to:
Move into a high-demand BRPD / PDBR specialism.
Work with an established consultancy with an existing client base.
Help shape and grow a specialist Building Regulations service.
Apply your technical design or Building Control knowledge in a client-facing advisory role.
Work across varied commercial, retail and residential projects.
Receive support with professional development and relevant training.
Join a business where your knowledge can make a visible impact.
    Package
    Salary: £60,000–£80,000 depending on experience.
    Hybrid working based from Bedford.
    Generous annual leave.
    Sick pay provision.
    Expenses support.
    Access to company schemes.
    Training and professional development support.
Permanent position with long-term growth potential.
    Important note
You do not need to tick every box. If you have strong Building Regulations, Building Control, architectural technology, building surveying, design management or technical compliance experience, and you are interested in moving into the Building Regulations Principal Designer / Building Safety Act space, this role is worth discussing.
