How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Managing Quantity Surveyor

    šŸ“ Harlow, Essex šŸ’· Ā£550 Per Day (Umbrella) šŸ“… 12-Month Contract šŸ¢ Hybrid Working (4 Days On Site)

    MMP Consultancy is currently recruiting for an experienced Managing Quantity Surveyor to join a high-performing Housing Operations team within a forward-thinking local authority in Essex.
    This is an excellent opportunity for a senior Quantity Surveying professional to play a leading role in the delivery of a significant housing investment and construction programme. The successful candidate will provide commercial leadership across a portfolio of capital works, refurbishment, compliance, and maintenance projects, ensuring strong financial control and contractual management throughout the project lifecycle.
    This role requires an individual who can operate at both a strategic and operational level, providing robust commercial advice whilst managing project teams and engaging confidently with senior stakeholders.

    Key Responsibilities

    Pre-Construction & Procurement

    Prepare early-stage cost estimates and comprehensive project cost plans.
    Monitor design development and update cost forecasts throughout project stages.
    Identify and manage commercial risks and opportunities.
    Support procurement strategy development and contract selection.
    Prepare tender documentation and manage end-to-end tender processes.
    Lead tender evaluations, interviews, and recommendations for contract award.
    Provide commercial input into funding approvals and governance processes.

    Contract Administration & Project Delivery

    Lead commercial activities across a portfolio of housing and construction projects.
    Manage and support project commercial teams throughout delivery.
    Provide expert advice on contractual matters and dispute avoidance.
    Monitor project costs, risks, opportunities, and programme performance.
    Oversee monthly financial reporting and forecasting activities.
    Ensure accurate financial management and budget control.
    Present financial updates and commercial reports to senior stakeholders.
    Chair project meetings and manage stakeholder engagement throughout delivery.

    Project Close-Out

    Manage practical completion and handover processes.
    Lead final account negotiations and settlements.
    Oversee defects management through the defects liability period.
    Ensure complete project documentation, certifications, warranties, O&M manuals, and Golden Thread information are obtained and maintained.

    About You

    The successful candidate will have significant experience delivering commercial management services within housing, property, local authority, consultancy, or construction environments.
    You will possess:

    Chartered status with RICS (or equivalent professional body).
    A relevant qualification in Quantity Surveying or a related discipline.
    Extensive experience acting as Employers Agent, Contract Administrator, and Quantity Surveyor.
    Strong experience preparing and managing construction contracts.
    Excellent knowledge of JCT forms of contract.
    Demonstrated experience leading commercial teams and managing staff.
    Strong stakeholder management and communication skills.
    Advanced financial reporting and budget management experience.
    The ability to interpret and present large volumes of financial and commercial data clearly and effectively.
