How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

    A well-established housing association is seeking an experienced Maintenance Officer to support the effective delivery of repairs, maintenance and property compliance services across its housing stock. The successful candidate will work closely with contractors, Housing Management teams and the Maintenance Manager to ensure repairs are completed efficiently, safely and to a high standard.

    Salary: £17.50-19.50 (PAYE) per/hr
    Contract: Temporary-Permanent
    Working Pattern: Full-time

    Key Responsibilities
    Manage the day-to-day delivery of responsive repairs and maintenance services across residential properties.
    Log repairs, raise works orders and maintain accurate records using a computerised repairs management system.
    Carry out pre- and post-inspections, estate inspections and quality control checks to ensure works meet required standards.
    Monitor contractor performance against KPIs, response times, quality standards and contractual requirements.
    Scrutinise contractor invoices, including labour, materials and agreed rates, and process/approve purchase orders and invoices.
    Identify and manage rechargeable repairs, insurance claims and associated maintenance costs in line with policy.
    Manage and monitor approved contractors, ensuring appropriate qualifications, insurance, health & safety documentation and compliance are in place.
    Oversee planned, cyclical and servicing programmes, including gas servicing and other property compliance requirements.
    Inspect and coordinate repairs to void properties, working with Housing Management teams to minimise turnaround times and rental loss.
    Support building safety and compliance, including fire safety actions, fire alarms, AOV systems, dry risers and specialist servicing contracts.
    Manage repairs and defects associated with new-build properties, including handovers, defects liability periods and liaison with leaseholders/shared owners.
    Ensure Awaab’s Law requirements are understood and implemented effectively, including the appropriate triage, prioritisation and response to damp, mould and other relevant repair cases.Essential Experience
    Previous experience working as a Maintenance Officer, Repairs Officer, Property Maintenance Officer or similar within social housing, housing association or local authority environments.
    Strong knowledge of responsive repairs, planned maintenance, property inspections and contractor management.
    Experience monitoring repairs performance, KPIs, SLAs and contractor compliance.
    Knowledge of building safety, property compliance and health & safety requirements.
    Understanding of Awaab’s Law and the management of damp, mould and associated repair cases.
    Experience using housing repairs/asset management systems and maintaining accurate property records.
    Strong communication and organisational skills, with the ability to work effectively with residents, contractors and internal stakeholders.
    Ability to manage competing priorities and ensure repairs and compliance actions are delivered within required timescales.Desirable
    Experience managing void properties and defects liability periods.
    Knowledge of gas servicing, fire safety systems and specialist building compliance.
    Experience deputising for or supporting a Maintenance/Repairs Manager.
    Relevant housing, property, building services or maintenance qualification.Ideal candidate: An experienced social housing repairs professional who can confidently manage contractors, inspect works, monitor performance and ensure properties remain safe, compliant and well maintained.
