How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Contract: 12- 18 month FTC
    Reporting to: Commercial Asset Lead
We’re working with an established housing organisation to appoint a Commercial Premises Team Leader to lead the day-to-day management of a diverse portfolio of commercial properties.
This is an excellent opportunity for an experienced commercial property professional who enjoys combining hands-on asset management with team leadership. You’ll take responsibility for a portfolio of commercial premises, providing advice on valuation, leasing and property management while ensuring customers receive a high-quality service.
    The Role
You’ll be responsible for the effective management of commercial property assets, covering the full property lifecycle from marketing and letting through to lease renewals, rent reviews, assignments and ongoing property management.
    Key responsibilities will include:
    * Managing a portfolio of commercial properties and overseeing day-to-day asset management activities.
    * Undertaking rental valuations and keeping up to date with local market conditions and property values.
    * Negotiating new commercial leases, lease renewals and rent reviews.
    * Marketing available properties and conducting viewings with prospective tenants.
    * Managing lease assignments and working with prospective purchasers and professional advisers.
    * Carrying out regular property inspections and identifying any remedial or improvement works required.
    * Supporting the maintenance and improvement programme across the commercial portfolio.
    * Assisting with rent collection and arrears management, including negotiating repayment arrangements and supporting legal action where appropriate.
    * Measuring properties and preparing information to support valuations and rental calculations.
    * Providing advice on commercial property matters to internal stakeholders and colleagues.
    * Supporting the calculation of Affordable Rents where required.
    * Working collaboratively with internal teams, external organisations, professional advisers and commercial tenants.
    About You
We’re looking for an experienced commercial property professional with a strong understanding of commercial property management, valuation and leasing.
    You'll ideally have experience of:
    * Managing commercial property portfolios.
    * Commercial rental valuation and market assessment.
    * Negotiating leases, renewals and rent reviews.
    * Managing landlord and tenant relationships.
    * Lease assignments and property transactions.
    * Property inspections and maintenance programmes.
    * Rent collection and commercial arrears.
    * Working with external professional advisers and stakeholders.
    * Leading, supervising or developing a team
    * You’ll have a good working knowledge of the Landlord and Tenant Act 1954 (Part II), together with an understanding of UK property law and commercial valuation principles
    * Strong negotiation, communication and relationship-building skills are essential, as is the ability to analyse information, make sound decisions and provide practical solutions.
    * You’ll also need to be commercially aware, highly organised and comfortable managing competing priorities while maintaining excellent customer service.
    Qualifications
    * A relevant degree, professional qualification or completion of relevant RICS-approved courses (or equivalent experience) is required.
    * An RICS-accredited qualification would be advantageous
    * If you're an experienced commercial property professional looking for a role that combines commercial asset management, valuation, leasing and team leadership, we'd be keen to hear from you.
