Performance Objectives
Lift occupancy to 96%+ and tenant retention to 88%+ within 12 months through proactive lettings, maintenance and communication.
Cut arrears by 25% in the first year by tightening collections, early intervention and clear payment pathways.
Deliver 12–15% reduction in reactive maintenance spend by building a planned-preventative programme and a tighter contractor panel.
Achieve 100% statutory compliance (gas, electrical, fire, licensing) with zero regulatory breaches.
Build and lead a high-performing team of property managers, hitting individual KPIs and reducing staff turnover below 15%.
Raise tenant satisfaction (measured by NPS or equivalent) to 4.4/5 by introducing a simple digital portal and faster response SLAs.
Environment & Resources
You report to the Managing Director and sit in Southampton. You will have a dedicated residential team, an operations budget, access to industry-standard property software, and authority to select and manage contractors. Legal, finance and lettings support sit alongside you.
Essential Qualifications
Proven track record running a residential portfolio of similar scale, with measurable improvements in occupancy, arrears and compliance.
Hands-on leadership of property managers, including hiring, coaching and holding people to outcome-based targets.
Deep working knowledge of UK residential legislation, HMO licensing and health & safety obligations.
Comfortable owning P&L lines for operations and maintenance, not just reporting them.
ARMA, IRPM or equivalent professional standing, plus evidence of using data and systems to drive decisions.
