Gilmartins is looking to recruit an experienced Site Manager to join our Planned & Voids division, supporting the delivery of social housing refurbishment, planned maintenance and void property programmes across London.
This is a site-based role responsible for the day-to-day management of works, ensuring projects are delivered safely, efficiently, on programme and to a high standard.
The successful candidate will be confident managing operatives and subcontractors, coordinating works across multiple properties or workstreams, and maintaining strong relationships with residents, clients and internal teams.
Previous experience within social housing, planned maintenance, refurbishment or void works is highly preferred, although candidates from similar construction or property maintenance backgrounds will also be considered.
Key Responsibilities
* Manage the day-to-day delivery of planned maintenance and void works across allocated sites.
* Coordinate directly employed operatives, subcontractors and suppliers.
* Ensure works are delivered in line with programme, specification, budget and quality expectations.
* Maintain high standards of health, safety and site compliance.
* Carry out site inspections and ensure any defects or quality issues are resolved promptly.
* Monitor progress against programme and identify potential delays or operational issues.
* Work closely with Project Managers, Quantity Surveyors, Coordinators and the wider operational team.
* Maintain strong communication with clients, housing teams and residents.
* Ensure works are appropriately scheduled and residents are kept informed throughout the process.
* Manage site documentation, records, photographs and progress reporting.
* Attend client and operational meetings as required.
* Support the successful handover and completion of properties and workstreams.
* Have an understanding of the NHF SORs pricing model
Skills & Experience
* Previous Site Management or Supervisory experience within construction, property maintenance or refurbishment.
* Social housing, planned maintenance or void property experience is highly desirable.
* Strong understanding of health and safety requirements.
* Ability to manage multiple trades and subcontractors effectively.
* Strong organisational and problem-solving skills.
* Confident communicator with the ability to build positive client and resident relationships.
* Able to manage competing priorities within a fast-paced environment.
* Good IT and reporting skills.
* Must hold Full UK driving licence
Relevant site management qualifications such as SMSTS, SSSTS, CSCS,First Aid or equivalent would be advantageous.
