How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Quantity Surveyor

    Location: Stockton On Tees

    Salary: Negotiable

    Hours: Monday – Friday 08:30am – 4:30pm

    Type: Full time - Permanent

    REPORTING TO: Chief Commercial Officer

    JOB SUMMARY:

The Quantity Surveyor (QS) is a key member of the commercial team, responsible for the commercial and financial control of scaffolding contracts from award through to final account within the Industrial division.

This position focuses on cost planning, measurement and valuation, Cost Value Reconciliation (CVR), and the management of subcontractors and suppliers, to protect and improve project margins. The QS will work closely with the Chief Commercial Officer (CCO), Contracts Managers, Site Supervisors and the wider Operations team to ensure accurate cost reporting, timely payment applications, and effective control of materials, plant and labour on allocated contracts, escalating commercial risks as required.

    RESPONSIBILITIES:

Prepare accurate take-offs, cost estimates and pricing schedules for scaffolding contracts (tube & fitting, system scaffold, temporary roofs, edge protection) from drawings, designs and site surveys

Support the CCO in the preparation of tender submissions, ensuring pricing is accurate, competitive and reflective of the agreed scope of works

Produce and maintain monthly Cost Value Reconciliation (CVR) reports for allocated contracts, identifying variances between cost and value and reporting findings to the CCO

Monitor and control site labour, plant, hire and material costs against budget and forecast, flagging overspend or commercial risk at the earliest opportunity

Measure and value completed scaffolding works on site to support progress valuations, applications for payment and final accounts

Prepare, submit and track monthly applications for payment/valuations in accordance with contract terms, chasing certification and payment as required

Identify, cost and process variations, additional works and dayworks, ensuring these are accurately recorded, submitted and agreed in a timely manner

Place orders for scaffold materials, plant hire and subcontracted labour, seeking value for money while maintaining quality and delivery standards

Maintain accurate hire, off-hire and material reconciliation records to minimise unnecessary cost and identify recoverable losses

Liaise closely with Contracts Managers, Site Supervisors and scaffold designers to obtain accurate progress, labour and material usage information

Support the CCO in the agreement of final accounts, ensuring all costs, variations and entitlements are fully captured

Maintain up-to-date order book/WIP information for allocated contracts and escalate commercial risks or shortfalls to the CCO

Ensure compliance with company commercial processes, templates and governance controls, and keep up to date with relevant industry standards and guidance (e.g. NASC, TG20)

Resolve subcontractor and supplier invoice queries promptly, ensuring payments are processed accurately and within agreed terms

    Requirements

Have proven experience in a Quantity Surveying role, ideally within the scaffolding, access or wider construction industry.

Have a solid understanding of scaffolding systems, materials and methods of work (desirable but not essential).

Have strong numerical, financial and analytical skills, with the ability to interpret cost data and identify performance drivers.

Have a working knowledge of contract terms, procurement and Cost Value Reconciliation (CVR) processes.

Have good communication and stakeholder management skills; able to liaise effectively with site teams, suppliers and subcontractors.

Be competent in relevant software packages, including Excel and commercial/CVR systems.

Have experience working with NEC and/or JCT forms of contract, with the ability to understand and administer key contractual obligations, notices, variations, and entitlement provisions.

Have strong commercial awareness and the ability to identify, manage, and mitigate contractual and financial risks, protecting project margins and the company’s commercial position.

Be confident in negotiating with clients, subcontractors, and suppliers, with the ability to resolve commercial issues.

Have the commercial awareness and client care skills to identify opportunities for additional works and support the wider team in securing repeat and future business.

Enjoy working in a fast-paced environment, balancing site-based and office-based demands.
