How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Senior Project Manager – Property Development

    Location: Scotland | Glasgow / Edinburgh

    Permanent | Full-Time

    Ready to take ownership of major property developments from concept through to completion?

    We’re looking for an experienced Senior Project Manager to join a growing property investment and development business with an exciting portfolio of projects across Scotland.

    This is a fantastic opportunity for a commercially minded Senior Project Manager to move into a highly influential client/developer-side position, taking ownership of complex developments and working closely with investment, development, design, construction and asset management teams.

    You’ll have the opportunity to work across a varied portfolio including residential, commercial, mixed-use, refurbishment and regeneration projects, with responsibility from early feasibility and pre-construction through to practical completion and handover.

    The Role

    As Senior Project Manager, you will:

    Lead projects from pre-acquisition, feasibility and pre-construction through to completion and handover.

    Take overall responsibility for project programme, cost, quality, risk and delivery.

    Manage consultants, contractors, professional teams and key project stakeholders.

    Lead design development from RIBA Stage 3 through to Stage 6.

    Manage planning, building regulations, statutory approvals and technical requirements.

    Oversee procurement and contractor appointments, including tendering and negotiation.

    Monitor project budgets, forecasts, cash flow, variations and change control.

    Identify and implement value engineering and cost-saving opportunities.

    Maintain detailed project programmes and ensure key milestones are achieved.

    Lead regular project meetings and provide clear reporting to senior management.

    Manage project risks and develop effective mitigation strategies.

    Ensure projects are delivered in line with health & safety, quality and regulatory requirements.

    Work closely with the wider development team to ensure projects align with the original investment strategy and commercial objectives.

    Support the delivery of multiple projects across the Scottish portfolio as required.

    What We're Looking For

    We're looking for an experienced Senior Project Manager with a strong background in property development, construction or consultancy.

    Ideally, you'll have:

    Proven experience delivering major construction or property development projects.

    Experience across residential, commercial, mixed-use, refurbishment or regeneration schemes.

    Strong understanding of the full development lifecycle.

    Excellent knowledge of RIBA Stages 3–6 and design management.

    Strong commercial awareness, including budgets, cost control and procurement.

    Experience managing main contractors and professional consultant teams.

    Strong knowledge of construction contracts and project governance.

    Excellent communication and stakeholder management skills.

    A proactive, commercially focused approach with the confidence to make decisions.

    Relevant degree or professional qualification in Construction, Civil Engineering, Project Management or a related discipline.

    Ideally MRICS, MCIOB, MAPM or equivalent professional membership.
