How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Experienced Residential New Build Site Manager

    Location: Fleetwood, Lancashire
    Job Type: Freelance / Temporary

    The Opportunity

    We are currently recruiting for an experienced Residential New Build Site Manager to join a well-established and highly regarded housebuilder on a new build development in Fleetwood, Lancashire.

    Our client is an established housebuilder with a strong reputation for delivering high-quality, affordable homes, while also maintaining a clear commitment to social value and supporting local communities.

    This is an excellent opportunity for an experienced Site Manager to join an established project team and take responsibility for the successful delivery of a residential development from site commencement through to completion.

    The successful candidate will have a strong background in residential new build, with proven experience managing plots, subcontractors, site operations, health & safety, quality and programme.

    The Role

    As Site Manager, you will be responsible for the day-to-day management and delivery of the development, ensuring that construction is completed safely, efficiently, on programme and to the required quality standards.

    You will work closely with the Project Manager / Contracts Manager and wider site team, coordinating subcontractors and trades while maintaining excellent standards across the development.

    Key Responsibilities

    You will be responsible for the day-to-day management of the residential development, overseeing construction activities from groundwork through to completion. This will include coordinating subcontractors, trades, deliveries and site operatives, ensuring works are progressing in line with the agreed build programme, drawings and specifications.

    A key part of the role will be maintaining high standards of health & safety, quality and workmanship across the development. You will carry out regular site inspections, monitor progress and workmanship, conduct toolbox talks and site briefings, and ensure that any defects, issues or delays are identified and dealt with promptly.

    You will work closely with the wider site team, providing regular updates on progress and helping to resolve any construction issues. You will also be responsible for maintaining accurate site records, coordinating inspections and handovers, and ensuring properties are completed to the required standard and programme.

    About You

    We are looking for an experienced Residential New Build Site Manager who is confident taking ownership of site operations and managing multiple trades and subcontractors.

    You should have a proven track record working on traditional or timber-frame residential developments, with a strong understanding of the housebuilding process from groundworks through to finishing and handover.

    The ideal candidate will be:

    Experienced within residential new build housing.
    Confident managing subcontractors and multiple trades.
    Strong on health & safety and site compliance.
    Quality focused with excellent attention to detail.
    Able to read and understand construction drawings and specifications.
    Comfortable working to tight programmes and deadlines.
    A strong communicator who can effectively manage trades and subcontractors.
    Organised, proactive and able to work independently.
    Professional and approachable, with the ability to build strong working relationships.
    Experienced in maintaining high standards of build quality and presentation.

    Essential Requirements

    Candidates must hold the following current qualifications/certifications:

    SMSTS - Site Management Safety Training Scheme
    CSCS
    First Aid at Work / Emergency First Aid at Work
    Recent and Relevant ReferencesIn addition, candidates must have proven experience managing residential new build developments.
