How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

Working Pattern: Hybrid – 4 days office / 1 day working from home
    Employment: Permanent

Bryan & Armstrong are working with one of London’s most prestigious property owners and estate operators to recruit an experienced Fire Safety Manager to lead the Building Safety Act and fire safety regime across a portfolio of higher-risk residential buildings and mixed-use assets.

This is a key position responsible for ensuring compliance with the Building Safety Act 2022 (Part 4), Regulatory Reform (Fire Safety) Order 2005 and Fire Safety (England) Regulations 2022, working closely with building management, project teams, residents, contractors and regulatory bodies.

The successful candidate will provide technical leadership across building and fire safety, including Safety Case Reports, Golden Thread information, Mandatory Occurrence Reporting, fire risk management and regulatory engagement.

    Key Responsibilities

    * Lead the development, maintenance and submission of Building Safety Cases and Safety Case Reports for Higher-Risk Buildings.

    * Manage the Golden Thread of Information, Key Building Information and associated statutory records, ensuring information remains accurate, controlled and audit-ready.

    * Support Gateway 2 and Gateway 3 readiness, coordinating the required evidence and regulatory submissions.

    * Support the Principal Accountable Person with building registration and statutory Building Safety Act requirements.

    * Establish and manage Mandatory Occurrence Reporting (MOR), resident engagement and building safety complaints arrangements.

    * Act as a key operational liaison with the Building Safety Regulator and support Responsible Person duties under the Fire Safety Order.

    * Oversee suitable and sufficient Fire Risk Assessments and compliance with the Fire Safety (England) Regulations 2022, including fire doors, firefighting lifts/equipment, plans, signage and resident information.

    * Commission and oversee PAS 9980 Fire Risk Appraisals of External Walls (FRAEW), ensuring findings are incorporated into Safety Cases and improvement programmes.

    * Provide technical advice to project teams on the interface between the Building Safety Act and CDM Regulations.

    * Undertake site inspections and assurance activities during construction and post-occupation.

    * Audit contractors, statutory records, FRAs, FRAEWs, Golden Thread information and wider building safety arrangements.

    * Lead or support incident and near-miss investigations, identifying trends, root causes and corrective actions.

    * Produce compliance dashboards, reports and risk information for senior stakeholders.

    * Liaise with the Building Safety Regulator, Fire & Rescue Services, local authorities, insurers and other key stakeholders.

    * Develop and deliver building and fire safety training to staff, contractors, tenants and residents.

    Essential Experience & Qualifications

    * NEBOSH General Certificate or equivalent, together with a relevant fire safety qualification and/or professional affiliation.

    * Membership of a relevant professional body such as IOSH, IFSM, IIRSM or FPA.

    * Previous health & safety and/or fire safety experience within residential, property, facilities or another complex environment.

    * Strong working knowledge of the Building Safety Act 2022, particularly the requirements relating to occupied Higher-Risk Buildings.

    * Strong knowledge of the Fire Safety Order and Fire Safety (England) Regulations 2022.

    * Strong auditing, investigation and report-writing capability with excellent stakeholder management and communication skills.

    * Ability to manage multiple compliance projects and priorities, with strong digital skills and ideally experience using document-control or Golden Thread platforms.

    Desirable

    * NEBOSH Diploma and/or Fire Safety or Building Safety Diploma, or equivalent.

    * Experience preparing or assuring Safety Case Reports and managing Mandatory Occurrence Reporting systems.

    * Experience coordinating Gateway 2 / Gateway 3 evidence and commissioning or managing PAS 9980 FRAEWs.

    * Previous experience working with Higher-Risk Buildings and engaging with the Building Safety Regulator.

    The Opportunity

This is an excellent opportunity for an experienced fire and building safety professional to take a leading role within a major London property organisation responsible for a complex, high-profile mixed-use estate.

The position offers significant responsibility and exposure across the full building safety lifecycle, working closely with senior stakeholders, residents, project teams and regulators.
