As the business continues to grow, we are looking for an experienced Quantity Surveyor – Joinery & Fit-Out to strengthen our commercial function and support the successful financial management of our projects.
The Role
Working closely with our Commercial, Estimating, Design, Procurement and Project Delivery teams, you will take responsibility for the commercial management of joinery, carpentry and interior fit-out packages from pre-construction through to final account.
The role will involve managing project budgets, procurement, valuations, variations and commercial reporting, including the preparation and management of monthly Cost Value Reconciliations (CVRs).
You will play an important role in ensuring projects remain commercially controlled while maintaining the quality, design intent and delivery standards expected by Casana.
Key Responsibilities
- Manage the commercial performance of joinery, carpentry and interior fit-out projects and packages from pre-construction through to completion.
- Prepare, review and maintain accurate project budgets, forecasts and cost-to-complete assessments.
- Produce and manage monthly Cost Value Reconciliations (CVRs), clearly reporting project cost, value, margin, risk and forecast position.
- Prepare monthly commercial reports, cash flow forecasts and project financial information.
- Prepare and submit interim valuations and applications for payment, ensuring works completed and variations are accurately captured.
- Procure subcontractors, suppliers and specialist packages, including tender preparation, quotation analysis, negotiation and placement of orders.
- Monitor subcontract and supplier expenditure against agreed budgets and allowances.
- Assess and process subcontractor applications and payments in line with contractual and commercial requirements.
- Manage variations and change control, ensuring changes to scope, specification or programme are identified, valued and commercially agreed.
- Maintain accurate records of instructions, variations, quotations and commercial correspondence.
- Identify and manage commercial risks and opportunities, taking proactive action to protect project margin.
- Support value engineering exercises and identify opportunities to improve value while maintaining design intent and quality.
- Work closely with Design, Estimating, Procurement and Project Management teams to ensure commercial considerations are understood throughout the project lifecycle.
- Support the commercial handover from estimating into project delivery, ensuring budgets, assumptions, exclusions and procurement requirements are clearly understood.
- Develop and maintain strong commercial relationships with clients, suppliers and subcontractors.
- Negotiate and agree project and subcontract final accounts.
- Maintain accurate project cost records, commercial trackers and supporting documentation.
- Ensure projects are managed in accordance with company commercial procedures and contractual requirements.
- Contribute to the continued development and improvement of Casana's commercial systems, reporting and processes.
Experience & Personal Attributes
Essential:
- Proven experience as a Quantity Surveyor within joinery, carpentry, interior fit-out, specialist subcontracting or a closely related construction environment.
- Strong understanding of commercial management throughout the project lifecycle.
- Experience preparing and managing CVRs, budgets, forecasts and cost-to-complete reports.
- Experience managing subcontractor and supplier procurement, valuations, payments and final accounts.
- Strong knowledge of variations, change control and commercial risk management.
- Ability to read and interpret drawings, specifications, schedules and tender information.
- Strong numerical and analytical skills with excellent attention to detail.
- Good understanding of construction contracts and commercial procedures.
- Strong Excel skills and confidence working with commercial reporting and cost-management systems.
- Ability to manage multiple projects, packages and deadlines simultaneously.
- Strong negotiation and communication skills.
- Ability to build effective working relationships with clients, project teams, suppliers and subcontractors.
Desirable:
- Degree or relevant qualification in Quantity Surveying, Commercial Management or Construction Management.
- Experience within a specialist joinery or interior fit-out contractor.
- Knowledge of bespoke joinery, furniture manufacture and installation.
- Experience working across high-end residential, hospitality or commercial interior projects.
- Experience commercially managing FF&E or furniture packages alongside traditional joinery and fit-out works.
