How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    ABOUT THE OPPORTUNITY

Our client is a well-established social housing provider committed to delivering safe, high-quality homes across its housing stock. As part of their ongoing investment in property standards, they're looking to appoint an experienced Multi-Skilled Voids Operative to join their in-house maintenance team, focusing on the turnaround of empty properties to a lettable standard.

This is a great opportunity for a tradesperson with strong all-round ability, but particularly strong carpentry and plumbing skills, to join a supportive team environment with consistent, varied work and genuine job security.

    WHAT YOU WILL BE DOING

As a Voids Operative, you'll be responsible for carrying out a range of repair and refurbishment works to empty properties, ensuring they're brought up to a safe, lettable standard within agreed timescales.

Carry out first and second fix carpentry, including doors, skirting, kitchen units, flooring and general joinery repairs.
Complete plumbing works including tap and toilet replacements, basic pipework repairs, and general bathroom/kitchen fittings.
Undertake general void property repairs and refurbishment works to a high standard, working to void turnaround targets.
Carry out minor multi-trade tasks as required, including basic plastering, tiling, and decorating.
Complete accurate job records, timesheets and reports using a mobile device/handheld system.
Identify additional repair works required and report these through the correct channels.
Work safely and in compliance with health and safety regulations and safe working practices at all times.
Liaise professionally with colleagues, supervisors and, where required, residents and other stakeholders. WHAT OUR CLIENT LOOKING FOR

Proven experience as a multi-skilled tradesperson within social housing, property maintenance, or void works.
Strong, demonstrable experience in carpentry and plumbing specifically, alongside a good general all-round trade ability.
A relevant trade qualification (e.g. NVQ Level 2/3 in Carpentry, Plumbing, or a related discipline) is desirable, though strong practical experience will be considered.
Full UK driving licence, essential for travel across the local patch.
Ability to work independently, manage your own workload, and meet void turnaround targets.
A flexible, can-do attitude and comfortable working across a variety of property types and job sizes
