How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

    We are seeking an experienced Project Surveyor to join our client’s Asset Management and Property Services team, overseeing the delivery of planned maintenance programmes, major works and investment projects across a social housing portfolio.

    The successful candidate will be responsible for managing projects from initial survey and scope development through to procurement, contractor appointment, delivery, quality assurance and completion. You will work closely with residents, contractors, consultants and internal stakeholders to ensure projects are delivered safely, efficiently, within budget and to the required quality standards.

    This is an excellent opportunity for a property professional with strong surveying and project management experience to play a key role in improving and maintaining homes for residents.

    Key Responsibilities

    * Manage the delivery of planned works, major repairs and property investment projects across a housing portfolio.

    * Undertake property inspections, condition surveys and pre-works assessments to identify required investment.

    * Develop detailed scopes of works, specifications, schedules and project documentation.

    * Prepare cost estimates, budgets and programmes and monitor financial performance throughout projects.

    * Procure and appoint contractors and consultants in accordance with organisational procurement procedures.

    * Manage contractors throughout the project lifecycle, ensuring works are delivered to specification, programme and budget.

    * Undertake regular site inspections and monitor workmanship, quality, progress and compliance.

    * Identify and manage project risks, defects, variations and unforeseen works.

    * Ensure all works comply with relevant legislation, Building Regulations, health and safety requirements and industry standards.

    * Ensure appropriate CDM duties and responsibilities are understood and managed throughout projects.

    * Liaise with residents and housing management teams, ensuring effective communication throughout planned works.

    * Manage resident expectations, complaints and project-related issues professionally.

    * Review contractor valuations, applications for payment, variations and final accounts.

    * Complete post-inspections, snagging and practical completion processes.

    * Maintain accurate project records, reports and financial information.

    * Provide regular progress and performance reports to senior management.

    * Work collaboratively with Asset Management, Housing, Repairs, Finance, Procurement and Compliance teams.

    Experience & Qualifications

    The successful candidate will ideally have:

    * Proven experience as a Project Surveyor, Building Surveyor, Quantity Surveyor or similar property professional within social housing or a comparable environment.

    * Experience managing planned maintenance, major works or capital investment programmes.

    * Strong knowledge of residential construction, building defects and property maintenance.

    * Experience producing specifications, schedules of work and project documentation.

    * Experience managing contractors and consultants.

    * Good understanding of contract administration, procurement, variations and financial control.

    * Knowledge of CDM, Building Regulations, Health & Safety and relevant housing legislation.

    * Experience undertaking site inspections and quality assurance.

    * Strong communication, negotiation and stakeholder management skills.

    * Ability to manage multiple projects and competing priorities effectively.
