How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Residential Block Manager
    Salary up to £35,000
    Office based from either Southend-on-Sea or Chelmsford, Essex

    We are recruiting on behalf of an established and growing commercial and residential real estate company that manages a varied portfolio of residential developments across Essex.

    Due to continued growth, our client is looking to appoint an experienced Block Manager to take responsibility for the day-to-day management of a portfolio of residential blocks and developments.

    This is an excellent opportunity for an experienced Block Manager or Residential Property Manager looking to join a professional property business where you will have responsibility for your own portfolio and develop strong relationships with leaseholders, residents, freeholders and contractors.

    The Role

    As Block Manager, you will be responsible for the effective management of a portfolio of residential blocks across Essex and London, ensuring each development is well maintained, compliant and managed to a high standard.

    Your responsibilities will include:

    * Managing your own portfolio of residential blocks and developments across Essex and London.

    * Acting as the main point of contact for leaseholders, residents, freeholders, RMCs and other stakeholders.

    * Carrying out regular property inspections and identifying maintenance, repair and improvement requirements.

    * Managing planned, preventative and reactive maintenance across the portfolio.

    * Appointing and managing contractors and suppliers, obtaining quotations and ensuring works are completed satisfactorily.

    * Monitoring contractor performance and ensuring value for money for clients and leaseholders.

    * Preparing and managing annual service charge budgets.

    * Monitoring expenditure against budget and dealing with service charge enquiries.

    * Reviewing and approving invoices relating to managed developments.

    * Coordinating Section 20 consultations and major works projects where required.

    * Ensuring developments comply with relevant health & safety, fire safety and building regulations.

    * Arranging fire risk assessments, health and safety inspections and other statutory compliance checks.

    * Monitoring actions arising from risk assessments and ensuring remedial works are completed.

    * Managing building insurance matters and assisting with insurance claims where necessary.

    About You

    We are looking for someone with previous experience within residential block management or leasehold property management who is comfortable taking responsibility for their own portfolio.

    You will ideally have:

    * Previous experience as a Block Manager, Property Manager or Residential Property Manager.

    * Experience managing a portfolio of residential leasehold developments.

    * A good understanding of residential leases and leasehold property management.

    * Knowledge of service charge budgeting and financial management.

    * Experience of Section 20 consultation procedures and major works.

    * A good understanding of health & safety, fire safety and compliance requirements within residential buildings.

    * Experience managing contractors, maintenance and repairs.

    * Strong organisational and time-management skills.

    * Excellent communication and customer service skills.

    * The confidence to deal with leaseholders, residents, directors, freeholders and contractors.

    * The ability to manage multiple developments and competing priorities effectively.

    * Good IT and administrative skills.

    A relevant industry qualification such as TPI/IRPM would be advantageous, although our client will also consider candidates with strong practical block management experience.

    As the portfolio covers properties throughout Essex and London, a full UK driving licence and willingness to travel between developments will be required.
