The Role
We are looking for an experienced Estimator to join an established Property Services business.
This is a key commercial role working across property maintenance, refurbishment and planned works projects, taking responsibility for producing accurate, commercially competitive tenders and helping secure profitable new work.
We are looking for someone who understands the Property Services / Social Housing / Refurbishment environment and can confidently assess opportunities, interrogate tender information, understand risk and put together robust submissions.
This isn't simply a pricing role. We need someone commercially sharp who understands how the work will actually be delivered.
Key Responsibilities

Prepare detailed estimates and tender submissions for property services, refurbishment and maintenance projects.

Review tender documentation, specifications, drawings and scopes of work.

Produce accurate cost plans covering labour, materials, subcontractors and preliminaries.

Obtain and analyse subcontractor and supplier quotations.
*
Carry out take-offs and measurement where required.
*
Identify commercial risks and opportunities within tender documentation.
*
Develop competitive pricing strategies while protecting margin.
*
Work closely with operational and commercial teams to ensure tenders are realistic and deliverable.
*
Attend site visits, tender meetings and client meetings where required.
*
Prepare tender adjudication information for senior management.
*
Assist with value engineering and alternative solutions.
*
Maintain strong relationships with subcontractors and the supply chain.
*
Support tender handover following successful contract award.
*
Maintain awareness of current market rates, labour costs and material pricing.
The Person
We are looking for an Estimator with strong experience within one or more of the following areas:
Property Services
Social Housing
Planned Maintenance
Refurbishment
Decent Homes
Repairs & Maintenance
External Works
Internal Refurbishment
You will ideally have experience pricing projects or frameworks for housing associations, local authorities or other public-sector clients.
You should be:
Commercially astute with strong numerical ability.
Experienced in preparing tenders from initial enquiry through to submission.
Confident analysing specifications and tender documentation.
Able to identify risk rather than simply price what is in front of you.
Comfortable dealing with subcontractors and suppliers.
Strong at negotiation.
Organised and able to manage several tenders simultaneously.
Able to work autonomously without requiring constant direction.
A strong communicator who can work effectively with commercial, operational and senior management teams.

Salary up to £82,000 + package, dependent on experience.
