How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

    Fawkes & Reece are currently working with a Tier 1 construction client who are looking to appoint a Permanent Defects Manager to join their growing Aftercare Team.

    This is an excellent opportunity for an experienced construction professional looking to take the next step in their career and work for a leading Tier 1 construction company.

    Our client delivers a range of high-quality projects, including student accommodation, hotels and retirement apartment developments. The successful candidate will play a key role in managing the post-completion defects and aftercare process across multiple projects throughout the North of the UK.

    The role will involve regular travel across locations including Manchester, Liverpool and Birmingham, with stay-away accommodation provided where required.

    The Role

    As Defects Manager, you will be responsible for overseeing the successful management and resolution of post-completion defects, snagging and remedial works.

    Key responsibilities will include:

    Managing and overseeing the defects and aftercare process across completed construction projects.
    Leading and coordinating aftercare operatives, subcontractors and trades.
    Reviewing snagging and defect reports and determining the appropriate course of action.
    Logging, tracking and managing defects through to successful completion.
    Coordinating labour, materials, access and resources required to complete remedial works.
    Liaising with clients, site teams, customers, tenants, subcontractors, consultants and internal stakeholders.
    Monitoring progress against agreed timescales, KPIs and contractual requirements.
    Carrying out site visits, inspections, handover meetings and client review meetings.
    Monitoring the quality of remedial works and ensuring defects are completed to the required standard.
    Managing customer queries, complaints and escalations in a professional and timely manner.
    Maintaining accurate records and providing regular progress reports to senior management and clients.
    Identifying recurring defects and implementing improvements to reduce repeat issues.
    Ensuring all aftercare activities are delivered in line with health & safety and company quality standards.
    Supporting and developing members of the wider aftercare team.About You

    The ideal candidate will have previous experience within construction aftercare, defects management, customer care, site coordination or a similar construction-based role.

    You will ideally have:

    Strong knowledge of construction processes, snagging, defects and remedial works.
    Experience managing subcontractors, trades, teams or multiple workstreams.
    Excellent organisational and time-management skills.
    Strong communication and interpersonal skills.
    A proactive, solution-focused approach to problem solving.
    The ability to manage competing priorities and work effectively under pressure.
    A strong eye for detail and commitment to quality.
    Good IT skills, including Microsoft Office and relevant job management/reporting systems.
    A good understanding of health & safety and safe working practices.
    A full UK driving licence, as extensive travel between projects will be required.A relevant construction qualification such as an NVQ, HNC, HND or degree in Construction Management, Building Studies or a related discipline would be advantageous. CSCS and relevant health & safety training would also be beneficial.
